Thorold sits on the Niagara Escarpment, and two kinds of ground sit under it. Most of the town is built on a clay mantle that holds water and lifts a slab when frost gets under a thin base. Closer to the escarpment brow, the Lockport dolostone the Welland Canal was cut through comes up near the surface, so one lot can dig through clay while the lot next door hits rock.
For a garage or shed pad, that decides the base. In Confederation Heights, beside Brock University, and Rolling Meadows, south of downtown, the pad is often the job the builder never poured. On the canal-era streets downtown, an old pad may need to come out first.
The full spec, thickness, reinforcement and base depth, is on our concrete slabs and garage pads page. This page covers what a Thorold slab needs in particular. Send the form for a free written quote; the number on it is the number you pay unless you change the job.
Clay, rock and spring water under the pad
On Thorold clay, frost is the main risk. Clay holds water, and water under a slab freezes and lifts it. So we dig to firm ground, compact a Granular A base in lifts, and grade around the pad so water leaves the slab instead of sitting under it.
Near the escarpment brow, solid rock close to the surface is stable ground but harder to dig, and it sometimes needs breaking. Spring melt also comes off the escarpment, and low streets near the canal keep a high water table well into a wet spring. We check the lot and plan where the runoff goes before the forms go in.
Garage and shed pads on new Thorold lots
Subdivision ground is disturbed soil that keeps settling for a season or two. Wait until the builder sets the final grade and you have seen how water moves across the lot, usually after the first spring. We compact the base mechanically instead of trusting fresh fill.
A detached garage pad is usually a floating slab. We thicken the edges to about 300 mm so they carry the walls, pour the slab 125 to 150 mm thick and tie a 10M rebar grid instead of light mesh. A shed or hot tub pad is lighter work, and welded wire mesh is the right choice there.
Older streets downtown
On the canal-era downtown streets, there may be old concrete where the new pad is going. If an old slab is in the way, we take it out with our removal and demolition service and pour the new pad on a recompacted granular base. We tell you which after we see the lot.
Built for thaw cycles and salt
Freeze-thaw and winter road salt punish concrete in Niagara the same as anywhere. We pour 32 MPa air-entrained concrete outdoors and on garage floors, the mix made for freeze-thaw and de-icing salt, and saw control joints into every pour. When the building plan calls for them, anchor bolts and a floor that slopes to the door go in on pour day.
Straight answers
Part of Thorold is on rock and part is on clay. Does that change a garage pad?
Yes, and it is the first thing we check. Clay heaves with frost and needs depth and compaction under the slab. Near the escarpment brow, rock close to the surface is stable but harder to dig. We check your lot before we price the work.
We just moved into a new build in Confederation Heights or Rolling Meadows. When can we pour a garage or shed pad?
After the builder has set the final grade, usually following the first spring. New-survey soil is disturbed backfill that keeps settling for a season or two, so waiting avoids a pad that sinks or tips.
Rebar or wire mesh for a garage pad in Thorold?
Rebar. Mesh controls shrinkage cracking and suits light pads like sheds and hot tubs, but a garage floor carries a vehicle, so we tie a 10M rebar grid.
How much does a garage pad cost in Thorold?
The size of the pad, how the crew gets in, and what the ground needs all set the number, so a flat figure would mislead you. We give you a free written quote after a site visit, and the number on it is the number you pay unless you change the job.
