Concrete Slabs & Garage Pads in Oshawa

We pour garage pads, shed pads, hot tub slabs and gazebo slabs across Oshawa, from the old lakeshore streets to the new surveys around Windfields and Kedron. The ground changes as you climb away from the lake, so the base under the slab decides how long it lasts. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Oshawa has two kinds of ground. The south end sits on the old Lake Iroquois shoreline plain of washed sand and clay, with a high water table near the harbour. North of the old shoreline bluffs the ground turns to clay-loam till, which heaves when frost reaches under a slab.

The full spec lives on our concrete slabs and garage pads page. This page is about what an Oshawa pad needs in particular: the ground, the new north-end lots, and the City's rules for sheds and garages.

A base dug for Oshawa ground

We excavate to stable ground, then place 150 to 200 mm of Granular A and compact it in lifts. Where soft or disturbed soil comes out, the base goes deeper. We grade it so water drains away from the pad and the house, then pour 32 MPa air-entrained concrete and saw-cut the control joints.

Near the harbour and the lakeshore streets, the water table sits high, so we look at where water goes before we pour: the slope, the downspouts and the low spots. In the north, clay-loam till holds water and lets frost lift a pad on a thin base, so base depth is the part we never trim.

Garage pads: built to carry the walls

A detached garage pad is usually a floating slab. The edges are thickened to about 300 mm so they can carry the walls, and the slab goes in at 125 to 150 mm with 10M rebar on a 400 mm grid, not light mesh. Vehicles can go on it after 48 hours at the earliest, and framing after about 7 days.

Bring the garage plan to the site visit, and we plan the edges, anchors and the slope at the door to match it. The City of Oshawa says that if a garage or other accessory structure is larger than 55 square metres, the slab detail must be approved by a professional engineer.

Sheds, hot tubs and the City's rules

In Oshawa, a storage shed needs no building permit if it is 15 square metres or smaller, one storey, not attached to anything and has no plumbing. Other accessory buildings need a permit unless they are 10 square metres or smaller, detached and without plumbing. Either way, the building must meet the Zoning By-law, including setbacks of at least 0.6 m from interior side and rear lot lines, so check where it can sit before we pour. Separately, if the foundation of a new shed or garage will be concrete, the City also asks you to apply for a site alteration permit through its Oshawa Application Portal. A building-permit exemption does not remove that step.

A hot tub pad must be dead level and reinforced for the load, and a little larger than the tub so the steps and service panel land on concrete. If the shed is a light resin one, a compacted gravel pad does the job for less, and we will tell you so.

New lots in the north end

In Windfields, Kedron, Samac and along the Taunton corridor, the ground on a new lot keeps shifting for a season or two after the build. Wait until the lot has settled and you can see how water runs across it. Then we check the ground on the site visit and compact the base mechanically instead of trusting fill.

Oshawa is the far east end of the GTA from our southwest Ontario routes. We book pads into planned trips east along the lakeshore and give you a real date, not a same-week promise. We reply to every request within one business day. See our Oshawa page for everything else we do in the city.

Questions

Straight answers

Do I need a permit for a shed pad in Oshawa?

The City requires no building permit for a storage shed that is 15 square metres or smaller, one storey, detached and without plumbing. Other accessory buildings need one unless they are 10 square metres or smaller, detached and without plumbing. Zoning rules apply either way. If the shed or garage will sit on a concrete foundation, the City also asks for a site alteration permit through its application portal, so the exemption does not mean no permit at all. We flag which side your project lands on at the site visit.

Why do pads crack or tilt in Oshawa?

Clay-loam till in the north and sand and clay near the lake both move with water and frost. A pad poured on a thin base gets lifted. We excavate to stable ground, compact a Granular A base in lifts, and grade it so water drains away.

Rebar or wire mesh for my pad?

It depends on the load. Wire mesh suits light pads for sheds, hot tubs and gazebos. Garage and shop slabs that carry vehicles get 10M rebar on a 400 mm grid.

How much does a garage pad cost in Oshawa?

Size, thickness, reinforcement, access and the base the ground needs set the number. A figure online would only mislead you. We give you a written number after a free visit, and the number on the quote is the number you pay unless you change the job.
