Ground is the trouble with a pad for a shed, a hot tub or a second garage in Milton: heavy clay till holds water, and frost lifts a slab poured on a thin base. On a new lot the soil next to the house is also builder fill, and it keeps packing down after the house goes up.

New surveys: wait for the grade, then build the base
Hawthorne Village, Coates, Scott, Willmott, Ford and Cobban are new houses on filled, rough-graded lots. A pad poured on fill that is still moving will move with it, and it can crack or tilt in the first hard winter.
Wait until the builder has set your final grade, and give a new lot a season to settle. When we pour, we check the backfill first and compact the base mechanically instead of trusting fresh fill.
Garage pads and detached garage floors
A detached garage floor is usually a floating slab, 125 to 150 mm thick with 10M rebar on a 400 mm grid and the edges thickened to about 300 mm so they can carry the walls. Anchor bolts go in while the concrete is wet, and a gentle slope runs toward the door. Vehicles stay off a new slab for at least 48 hours.
Bring the garage plan to the site visit. We plan the edges, the anchors and the slope to match it, and the written quote names the reinforcement so you can compare it with any other quote.
Shed pads and hot tub slabs
Shed and hot tub pads carry less than a garage, so wire mesh is enough for them. A hot tub pad must be dead level and a little larger than the tub, so the steps and the service panel land on concrete. If the shed is a light resin one, a compacted gravel pad can do the job, and we will tell you so.

Lots toward the escarpment
West toward Kelso, Rattlesnake Point and Mount Nemo, the clay thins out over limestone, with rock close to the surface in spots. That changes how deep a crew can dig before it reaches solid material. We check what your lot sits on at the site visit and build the base to the real ground, so the quote reflects it.
