Fort Erie is a string of communities, not one grid, and the ground under a pad changes with them. Near the beaches the soil is sandier and drains quickly. Inland, the soil is shallow over a clay subsoil, and clay heaves a slab when frost reaches under a skimped base. See our Fort Erie page for everything else we do in town.

A pad is often the first thing a lot gets after the house: a second parking spot, a shed, a hot tub, or a slab for a workshop. The full spec, thickness, reinforcement and base depth, is on our concrete slabs and garage pads page. This page is about what a Fort Erie slab needs in particular. Sand at the shore, clay inland

On the sandier lots near Crystal Beach and Bay Beach, water drains down quickly, so a slab heaves less. The work there goes into holding the edges of the base in place and grading the pad so melt runs off the slab and not under it.

Inland, on the clay subsoil, water stays in the ground. Clay that stays wet under a thin base freezes and lifts the slab. The fix is depth and drainage, not thicker concrete: we dig to stable ground, build the granular base up in compacted lifts, and slope the pad away from the building.

Shop slabs and garage pads on rural lots

Out past Garrison Road, around Stevensville and the rural concessions, the lots are larger. That often means a garage pad or a shop slab beside the house. We size the base, the slab and the reinforcing to what will sit or park on it, so a slab for a truck, trailer or equipment is built heavier than a shed pad.

A detached garage pad is usually a floating slab. We thicken the edges so they carry the walls, pour the slab 125 to 150 mm thick and tie a rebar grid instead of light mesh. A shed or hot tub pad is lighter work, and welded wire mesh suits it.

Lake Erie winters on a garage floor

Winters off Lake Erie bring snowstorms and wind straight onto the shore. A pad near the water freezes and thaws again and again, and a garage floor also takes the salt that drips off a parked car. We pour 32 MPa air-entrained concrete, the mix made for freeze-thaw and de-icing salt, and saw control joints early to help control where the slab cracks.

Anchor bolts and a floor that slopes to the door go in on pour day, when they are cheap.

Old pads in Bridgeburg, first pads on new lots

In Bridgeburg and the older central streets, a new pad often starts with tear-out. We break out the old slab, haul it away, fix the base problem that cracked or lifted it, and pour fresh. In Crystal Beach and Ridgeway, newer builds often want the first real pad the lot has had.

Fort Erie books into our regular Niagara schedule through the pouring season, not as a same-week call.

Questions

Straight answers

Does a pad at Crystal Beach on sand need a different base than one inland?

Yes. Sandier shore ground drains fast and heaves less, so the work goes into containing the base at the edges and grading the slab to shed water. Inland, the shallow soil sits over clay that holds water and heaves with frost, so the base needs real depth and compaction. We look at which ground your lot is on before we quote.

Can you pour a shop slab or garage pad on a rural lot near Stevensville?

Yes. Garage pads and shop slabs are regular work on the rural lots past Garrison Road. We size the base, the slab and the steel to what will sit or park on it, and we give you a written number after the site visit.

Rebar or wire mesh for a garage pad in Fort Erie?

Rebar. Mesh controls shrinkage cracking and suits light pads like sheds and hot tubs, but a garage floor carries a vehicle, so we tie a rebar grid. On clay, rebar earns its cost on almost any slab.

Do I need a permit for a garage pad in Fort Erie?

Most detached garages need a building permit in Ontario, and many small sheds do not. The cutoff and the fee are set by the municipality, so we tell you which side your project is on at the site visit.

How much does a garage pad cost in Fort Erie?

The size of the pad, how the crew gets in, and what the ground needs all set the number, so a flat figure would mislead you. We give you a free written quote after a site visit, and the number on it is the number you pay unless you change the job.
