Dundas is the Valley Town. The Niagara Escarpment wraps it on three sides, so rain and snowmelt run down the slopes and collect on the valley floor, and the soil holds that water rather than shedding it.

So a Dundas pad is decided in the base and the grading, not on pour day. The full spec, thickness, reinforcement and base depth, is on our concrete slabs and garage pads page. This page is about what a Dundas slab needs in particular.

Wet valley ground: base and grade first

We dig to stable ground and build 150 to 200 mm of compacted Granular A in lifts, deeper where soft or disturbed soil comes out. Then we set the grade so water runs off the pad and away from the house and the garage walls, not toward them.

Garage floors and outdoor pads get 32 MPa air-entrained concrete.

Tight lots beside century homes

Much of Dundas is established housing: century brick and cut stone in the downtown core around King and Sydenham, and on the streets that climb toward the escarpment. Lots there are often tight, so we plan access and where the runoff goes before the forms go in. An old cracked pad has to come out before a new one goes in, and our concrete removal and demolition crew handles the tear-out and haul-away.

We grade every pad away from the house. If water already comes in, see our basement waterproofing in Dundas.

Garage pads and shed pads where the lot allows

Where newer infill and the larger lots near the valley edge allow it, the work opens up to detached garage pads. A garage pad is usually a floating slab: we thicken the edges to about 300 mm so they carry the walls, pour the slab 125 to 150 mm thick and tie a 10M rebar grid instead of light mesh. A shed or hot tub pad is lighter work, and welded wire mesh is the right choice there.

Most detached garages need a permit, and the fee varies by municipality. We flag it when we write the quote.

Questions

Straight answers

Does the wet ground in Dundas change how a garage pad is built?

Yes. The escarpment sends runoff onto the valley floor and the ground stays wet, so we dig to stable ground, compact a Granular A base in lifts and grade the pad so water runs away from it.

Rebar or wire mesh for a garage pad in Dundas?

Rebar. Mesh controls shrinkage cracking and suits light pads like sheds and hot tubs, but a garage floor carries a vehicle, so we tie a 10M rebar grid.

Can you pour a pad on a tight lot beside a heritage home?

Yes. We plan access and runoff before the pour, remove an old cracked pad first when there is one, and grade the new slab away from the house.

How much does a garage pad cost in Dundas?

Size, thickness, base and soil, and how the crew gets in all drive the cost, so a flat figure would mislead you. We give you a free written quote, and the number on it is the number on the invoice unless you change the job.
