A pad lives or dies below the surface. In Aurora that surface is moraine sand and gravel, not clay. Water drains straight through it, so frost lifts a slab here less than it would on clay a few concessions south. The catch is the sand itself: if the granular under a pad is not contained and compacted, it migrates and the slab settles unevenly.

Moraine sand and a floating pad
A detached garage pad in Southern Ontario is usually a floating slab, with no deep foundation, so the whole pad rides any ground movement as one piece. On Aurora's sand that makes the base the most important part. We dig to stable ground, compact the granular base in lifts, and thicken the edges where the walls will sit.
Because the sand drains so quickly, the base also has to stay put. We contain it at the edges so it cannot wash or creep out from under the slab. We read your ground at the free site visit and put anything it changes in the written quote.
Low pockets near the Holland River headwaters
The east branch of the Holland River rises just south of town, and the moraine feeds its headwaters. In the low pockets near the stream valley and the wetlands the water table runs high. A pad there needs a base that drains and a surface sloped so water leaves it, even though the higher sand around town stays dry.
Newer surveys and estate lots: the pad the builder left out
In Bayview Northeast and the Bayview Wellington surveys, builders pour the garage strip and leave the extras to the owner. A hot tub pad has to be dead level and reinforced for the load, because a filled tub with people in it weighs two to three tonnes. We pour it a little larger than the tub's footprint so steps and service panels land on concrete.
The estate lots in the south end have room for a detached garage or shop. That is a bigger pour with more steel, so we walk the lot first. Our Aurora page covers the rest of the flatwork we do in town.
Garage floors, sheds and permits
A shed pad takes welded wire mesh. A garage or shop floor carries a vehicle, so it gets a 10M rebar grid at a 400 mm spacing and a slab 125 to 150 mm thick. A light resin shed does fine on a compacted gravel pad, and we will say so at the visit rather than sell concrete you do not need.
Most detached garages need a building permit, and the cutoff for sheds varies by municipality. We flag which side your project lands on at the site visit. Aurora is a planned-route town for us, so we group jobs into trips and book them on set dates rather than promising a truck the same day.
Straight answers
Does Aurora's sandy ground change how you build a garage pad?
It does. The Oak Ridges Moraine sand drains fast, so frost is less of a worry than on clay, but loose sand will not hold a base by itself. We contain and compact the granular so the slab does not settle unevenly.
My lot is in a low spot near the Holland River headwaters. Is that a problem for a pad?
It changes the base. The water table runs high in the low pockets near the stream valley, so the pad needs a base that drains and a surface sloped away. We check the lot at the free site visit.
Do I need concrete for a shed in Aurora, or will gravel do?
A light resin shed does fine on a compacted gravel pad, and we will tell you so. Concrete is the right answer once the shed is a workshop, stores anything heavy, or needs anchoring against wind.
How much does a concrete garage pad cost in Aurora?
Size, thickness, the reinforcement the load needs, access to the site and the base the sand needs all move the number.
