Whitby needs concrete repair for a clear reason. Around the two heritage main streets and the streets running toward Port Whitby and the harbour, the homes are brick and pre-war, with steps and walks that have moved over the decades. Why concrete moves on both sides of Whitby
The old streets near Port Whitby and the downtown core sit on the Lake Iroquois shoreline plain, where old beach deposits keep the water table close under the surface. Water in the ground can wash out the base under a walk or step and let it settle.
Head inland toward Brooklin and the soil firms up into clay-loam till. Should I repair or replace the cracked concrete at my Whitby home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a step that settled on one side, surface pitting or a broken edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. Can you fix the front steps on an older Whitby house instead of replacing them?
Often, yes. If the steps are still sound underneath, we can grind and resurface worn treads and rebuild broken edges. If they have sunk or the base has failed, we re-support them or pour new steps on a compacted base.
