Concrete Repair and Resurfacing in Welland
We repair cracked, sunken and worn concrete in Welland: crack injection, slab lifting, resurfacing, step rebuilds and sealing. On the older streets along the recreational waterway, steps, walks and slabs have taken a century of freeze and thaw on Haldimand clay. We find the cause before we quote the fix, and we say plainly when a repair will not hold. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Welland has old concrete. The brick and frame houses along both banks of the recreational waterway, from the cordage and steel years, still carry original foundations, settled steps and parging that has seen a century of freeze and thaw.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Welland's clay, high water table and salt change about the job.
Why concrete in Welland cracks and sinks
Welland sits on the flat Haldimand clay plain of south Niagara. Clay swells when wet, heaves when frost reaches under a slab, and drains slowly enough to hold water under and beside concrete for weeks after the snow goes. A walk or slab that heaves every winter opens cracks along the way.
So a Welland repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again.
Old steps, walks and parging near the waterway
Front steps and walks on the older blocks were poured many winters ago, and the city takes close to a metre of snow most years, so salt and freeze-thaw work on every exposed pour from the top down. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix. A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out.
Once a repair has cured for about a month, sealing every two to three years slows the pitting from road salt.
New east-side lots: settled slabs and builder pads
Newer lots, such as the growing Empire Canals community, sit on disturbed subdivision soil that keeps settling for a season or two. A builder's garage pad or walk that settles can often be lifted back to grade once we know why it moved, and a cracked section can be cut out and re-poured on a compacted base.
If the whole driveway or pad has failed, see our concrete driveways in Welland work, built for the same clay.
When a crack is a basement question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring is a different question, and the low ground near the canal and the Welland River carries a high water table after melt. For those, see our foundation repair and basement waterproofing work. We sort out which job your house needs at the free visit.
Straight answers
Should I repair or replace the cracked concrete at my Welland home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Welland?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Is Welland too small for a repair job like one set of steps?
No. Steps, walkway panels and crack repairs ride along on the same Niagara routes as full driveways. One set of steps or a single cracked walk gets the same free written quote and lifetime labour warranty as a larger job.
