Welland is a canal city, and that shapes its basements. The recreational waterway runs through the core where the shipping channel used to be, the bypass channel and the Welland River cross the south end, and the low ground near all of them holds a high water table that rises through spring melt. Under nearly all of it is the flat Haldimand clay plain of south Niagara.

A wide band of brick and frame houses from the cordage and steel years lines both banks of the waterway, through Crowland on the east and the established west-side blocks, and many still stand on their original foundations. Clay and canal water against the wall

Clay drains slowly. After the snow goes, the clay under Welland holds water against a foundation wall for weeks, and wet clay presses on the wall from the outside. That steady pressure finds the weak spots in an old wall, a crack or a joint, and pushes water through. On the lots close to the river and the old canal banks, the high spring water table adds to it, so the ground stays wet for longer.

Winter makes it worse. The city takes close to a metre of snow most winters, and each freeze and thaw works on the concrete. A coating on the inside of the wall does not stop the pressure on the outside. A real fix gives the water a way out, or keeps it off the wall.

Interior or exterior on an older Welland home

In many older homes, the original clay weeping tile at the footing has silted up or collapsed, so the water that should drain away just sits there. An interior weeping-tile system catches that water along the footing and sends it to a sump, where a pump moves it out. It goes in from inside the basement, which suits a tight lot near the waterway.

An exterior dig and membrane seals the wall from the outside. It is the bigger job, and the right one when the wall itself is breaking down after years of wet clay against it. New homes at Empire Canals and Hunters Pointe

Welland is also growing. Empire Canals, a planned community of about 2,500 homes, is going up between the waterways on the east side, and Hunters Pointe and the surveys off Woodlawn Road keep adding lots. A new house is not safe from water just because it is new. Disturbed subdivision soil keeps settling for a season or two, and the same clay sits underneath. If you see damp at a new basement wall, call your builder about any warranty first, and then talk to us about the drainage outside the house.
