Concrete Repair and Resurfacing in Waterloo
We repair cracked, sunken and worn concrete on Waterloo properties: crack injection, slab lifting, resurfacing, step rebuilds and sealing. Much of the work is around uptown and the campuses, where older houses and rentals have taken decades of use. We find the cause before we quote the fix, and we tell you plainly when a repair will not hold and replacement is the better choice. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Waterloo has two kinds of concrete. Around uptown and the two campuses, the houses, many now rentals, and their walks, steps and parging are decades old and worn from heavy use. In the west-end surveys at Vista Hills, Clair Hills and Laurelwood, the concrete is newer and the questions are different.
Most of the older concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Waterloo's sandy ground and its mix of old and new housing change about the job.
Why concrete on Waterloo sand loses its support
Waterloo sits on the Waterloo Moraine, a thick deposit of glacial sand and gravel. Water drains through it quickly, so frost lifts a slab here less than it does on clay. The usual failure is different: runoff that is allowed to channel across loose sand washes it out, and a slab edge or a set of steps ends up over ground that has rinsed out from underneath.
So a Waterloo repair starts below the concrete. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that has lost its support opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again.
Uptown and the campus streets: walks, steps and parging
The streets around the universities have many older houses carved into rentals and low-rise blocks built to hold them, and most of that stock is decades old. Front walks have cracked and lifted, steps have settled, and parging has flaked off exposed block. Landlords and owner-occupants both deal with concrete that has aged hard.
Spalled treads and broken step edges are formed and re-poured with a 32 MPa air-entrained mix. A worn surface on a sound walk can be ground back and given a bonded overlay instead of a tear-out. Where parging has come away from the foundation block, see our parging work. If a slab has cracked all over or its base has failed across the whole area, the honest answer is replacement, and the quote will say so. We schedule around a house that stays lived in.
West-end surveys and damp ground near the creeks
A new survey such as Vista Hills or Clair Hills keeps settling for a year or two after the build. Early cracks in a builder's driveway or garage pad are often settlement, and we look at the base before we say whether to repair or wait.
The low strips near Laurel Creek and Silver Lake carry a higher water table than the sandhills above them, so a basement there can take on damp even where the surrounding soil drains fast. A crack in a walk or garage slab is a repair job. A crack in a basement wall that leaks, or one that keeps growing, is a different question. For those, see our foundation repair and basement waterproofing work. We sort out which job your property needs at the free visit.
Straight answers
Should I repair or replace the cracked concrete at my Waterloo property?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Why is my Waterloo slab or step sinking?
On Waterloo's sandy ground the usual cause is erosion, not frost. Water that runs to the same spot, often from a downspout, washes the sand out from under a slab edge or a step, and the concrete settles into the hollow. We find where the water goes and fix the base as well as the concrete.
I own a rental near the universities. Can you repair concrete while the property stays tenanted?
Yes. Cracked front walks, sunken steps and parging that has come away from the block are common on older rentals, and we schedule the work around a property that stays lived in. You get a written quote, and the labour carries the lifetime warranty.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Waterloo?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
