Waterloo is built on sand. The city sits on the Waterloo Moraine, a thick deposit of glacial sand and gravel that drains far quicker than the clay an hour south. On most streets, rain and melt water soak down through that ground instead of standing against a foundation wall.

Two local things work against that. The first is low ground: the strips near Laurel Creek and Silver Lake carry a higher water table than the dry sandhills above them, so a basement down there can take on damp even where the soil around it drains fast. The second is age: uptown around King and Erb and the rental belt by the universities are full of older houses whose foundations have settled and whose parging has come away from the block.

Where Waterloo basements get wet

Sand washes out where runoff is allowed to channel across it, so a downspout that empties beside the wall, or ground that has settled toward the house, can send water to the foundation. Where the inspection shows that, regrading the dirt around the house and moving the downspouts away can be the whole fix.

Near Laurel Creek and Silver Lake the water table is higher after the melt, so a basement there can take on damp even where the soil around it drains fast. The fix depends on what the inspection turns up: crack injection, parging, regrading, or an interior or exterior waterproofing system.

Older uptown houses and student rentals

Much of the housing near the University of Waterloo and Wilfrid Laurier is decades old, and much of it is rented out. The usual signs are a crack that lets water in at the spring melt, parging that has flaked off the exposed block, and a damp corner where the old drainage has given up. Depending on what we find, the answer is crack injection, new parging, regrading, or interior or exterior waterproofing.

An interior system suits a house that stays lived in or tenanted: it installs in any season and does not dig up the yard. Interior or exterior on Waterloo ground

An interior system lays perforated weeping tile below the slab in clear stone, drains it to a sealed sump basin, and pumps the water away from the foundation before it shows on the floor. An exterior system excavates to the footing, repairs the wall, seals it with a rubber membrane and drainage board, and lays new weeping tile at the base. Exterior is the only method that keeps the wall itself dry, and it costs more.

We install both, so we can call it straight. When an interior system will hold, we say so. When it is close, we price both and you choose. Exterior digs run from spring to freeze-up, and calls peak with the October rains, so a summer booking beats the fall rush.

Straight answers

Waterloo is sandy ground. Why is our basement still wet?

The sand drains well, but other things can beat it. If your house is in the low ground near Laurel Creek or Silver Lake, the water table there is higher. If your house is older, the foundation may have cracks, worn parging or old drainage that no longer works. A downspout or settled grade that sends water to the wall can also do it. We find which one it is before we quote.

Do we need a full waterproofing system?

Not always. We chase the cause first instead of selling the biggest system. Sometimes regrading and moving a downspout is enough. Sometimes it is crack injection or new parging. A full interior or exterior system is the answer when the inspection shows the smaller fixes will not hold.

I own a rental near the universities. Can you waterproof while tenants live there?

Yes. Much of our Waterloo work is on older houses near the campuses. An interior system installs in any season and does not dig up the yard, and we schedule the work around the tenants. The lifetime warranty on labour holds whether you live in the house or rent it out.

How much does basement waterproofing cost in Waterloo?
