We repair cracked, sunken and worn concrete on Toronto homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. Toronto has the oldest building stock we work on, and its clay holds water against concrete through every freeze-thaw swing. We find the cause before we quote the fix, and we tell you plainly when a repair will not hold. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Toronto has the oldest building stock we work on, so much of its concrete has been through a lot of winters. The Annex, Riverdale, Leslieville and the Beaches carry brick homes from the late 1800s and early 1900s. The bungalow belts of East York, Scarborough and North York are postwar, newer but still old enough that the steps, walks and driveways have weathered hard.

Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Toronto's clay, its old streets and its winters change about the job.

Lake Iroquois clay: why Toronto slabs crack and sink

Toronto was built on the Lake Iroquois plain, and the ground there runs to fine clay and silt. Clay holds spring melt and rain against concrete instead of draining it. Near the lake and the old streets the water table sits high, so a walk or slab sits on wet ground well into the season.

Add a Toronto winter of freeze-thaw swings and heavy road salt, and an old slab or step takes a beating every year. So a Toronto repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring.

1950s driveways and steps on old Toronto streets

A bungalow-era driveway rarely got the base depth we use now. Where frost reaches under a thin slab, panels lift and crack, and water widens the cracks every winter. Small damage can be injected or resurfaced. Past a certain point, removal and a new pour on a compacted base is the better spend than patching again and again.

The same goes for front steps on century homes: salt and frost pit the surface and break the edges. A step with a sound base can be rebuilt on its own. We tell you which side of the line yours is on in the written quote.

When a crack is a basement question

A crack in a walk or garage slab is a repair job. A crack in a basement wall is a different question. If it leaks, the first job is stopping the water. If it keeps growing or one side steps out of line, the wall may be moving, and that needs a structural look before anyone patches it. In Toronto's old brick houses both are common.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Toronto home?

It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.

Can you lift a sunken walk or step in Scarborough instead of replacing it?

Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we check where the water is coming from, so the slab does not sink again.

How much does concrete repair cost in Toronto?

There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base and soil, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Do you take small repair jobs in Toronto?

We do. A sunken front step or a cracked walkway panel gets booked onto a planned Toronto trip with a real date, never a same-day truck. Small work gets a written quote and carries the labour warranty the same as a full driveway.
