Concrete Repair and Resurfacing in Tillsonburg, Ontario
We repair cracked, sunken and worn concrete on Tillsonburg homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. On the sandy ground here, a base washed out from under the slab is a risk, so we check for it before we quote the fix, and we say plainly when a repair will not hold and replacement is the better spend. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Tillsonburg sits on the north edge of the sand plain of the Ontario tobacco belt, with Big Otter Creek cutting its valley through town. Sandy loam drains fast, so frost heave is less of a problem here than in the clay towns to the north. The weak point is erosion: sand washes, and a slab or walkway panel can end up bridging a hollow where runoff has carried the base out from under it.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Tillsonburg's ground and homes change about the job.
Sunken slabs and rocking panels: look under the concrete
On sand, a slab that sinks or rocks has usually lost its base, not its strength. Roof water from a downspout that empties beside a walk or patio cuts a channel and carries sand away, and the panel above it settles into the hollow. Near the slopes down to the Otter valley this matters even more.
So a Tillsonburg repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A slab lifted while a downspout keeps washing out its base sinks again, and a crack filled over a slab that is still moving opens by spring. Lifting pumps material through small drilled holes to fill the void and float the slab back to grade; the quote says whether that, or replacement, is the better spend.
Steps and walks in Hickory Hills and Baldwin Place
Hickory Hills has been building since 1986 and Baldwin Place since 2001, so many homes there now have original steps and walks that are 25 to 40 years old. A settled step or a rocking walkway slab is a safety problem, not just a looks problem, and it is worth fixing before winter.
Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix. A worn surface on a sound step or walk can be ground back and given a bonded polymer overlay instead of a tear-out. The overlay needs a stable slab under it, which is why we check the base first.
Older driveways and porch slabs around Broadway
The mid-century streets off Broadway carry driveways and porch slabs that have been through many winters of freeze-thaw and road salt. Salt works on concrete from the top down, so pitting and scaling are common long before the slab itself has failed.
If the slab underneath is sound, grinding off the weak layer and applying an overlay buys back an even surface for a fraction of a tear-out. If the cracking has spread across the whole slab and the base has failed, we say so at the visit and quote the replacement straight. Sealing every two to three years slows the next round of salt damage.
When a crack is a foundation question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks, or one that keeps growing, is a different question. For those, see our foundation repair and basement waterproofing in Tillsonburg work. We sort out which job your house needs at the free visit.
Straight answers
Should I repair or replace the cracked concrete at my Tillsonburg home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Why did my walk or patio slab sink on Tillsonburg's sandy ground?
Sand drains well, but it washes. Water from a downspout or a low spot can carry the base out from under a slab and leave a hollow. Lifting the slab back to grade only lasts if the cause is fixed too, so we check the base and where the roof water goes before we quote.
How much does concrete repair cost in Tillsonburg?
There is no honest flat rate. The cost moves with the size of the area, the severity of the damage, the base and soil, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Do you take small repairs in Tillsonburg?
Yes. A single step, one heaved walkway panel or a crack to inject books into the same routed visits as the larger jobs, with the same lifetime labour warranty in writing.
