Concrete Repair and Resurfacing in Niagara Falls, Ontario
We repair cracked, sunken and worn concrete at Niagara Falls homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. The older blocks in Drummondville and Stamford have decades-old walks, steps and slabs, and the whole city sits on heavy clay with lake freeze-thaw all winter. We find the cause before we quote the fix, and we tell you plainly when a repair will not hold and replacement is the better spend. Union-certified crews do the work, the written quote is free, and the labour carries our lifetime warranty.

Niagara Falls grew by swallowing older communities, and the concrete in them shows their age. Old Drummondville around Lundy's Lane and Main Street holds the oldest homes in town. Stamford was its own township until 1963, and its postwar streets are now sixty and seventy years on. Walks, steps and slabs in those blocks have been through a lot of winters.
Much of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Niagara Falls's ground and weather change about the job.
Why concrete cracks and sinks on Haldimand clay
Niagara Falls sits below the escarpment on the Haldimand clay plain. Clay swells when it is wet, heaves when frost drives under a thin slab, and stays saturated for weeks after the melt. A walk or slab that moves like that every winter opens cracks, and water running off a roof or a driveway can wash a void out under it.
So a Niagara Falls repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while water keeps washing out its base sinks again.
Lake freeze-thaw and the older streets
The city draws lake-effect snow off both Lake Erie and Lake Ontario, and the lake air keeps pushing the temperature back above freezing through the cold months. That thaw-and-refreeze cycle, more than the deep cold, is what cracks and spalls concrete. Water seeps into a crack, freezes overnight and widens it a little more each cycle.
On the older blocks of Drummondville and Stamford, steps and walks take that cycle from the top down. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix. A worn surface on a sound walk can be ground back and given a bonded overlay instead of a tear-out. An overlay needs a stable slab under it, so where the base has failed we say so and quote the replacement.
Settled slabs on newer ground and Chippawa flats
Newer surveys are filling in around Stamford and out toward Garner Road, and disturbed soil along a new foundation can keep settling. A walk, step or pad that has dropped beside the house is often a lifting job, not a tear-out, once the ground has settled. We fill the void, bring the slab back to grade and set it so water runs away from the house.
Chippawa and the low ground near the Welland River hold water longer, so drainage matters as much as the repair there. We look at where the water goes before we quote.
When a crack is a foundation question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or one that keeps growing, is a different question. On the clay here a damp wall often needs drainage work, not filler.

Straight answers
Should I repair or replace the cracked concrete at my Niagara Falls home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Niagara Falls?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
My older Drummondville front steps are crumbling. Can they be fixed?
Usually the treads and edges can be formed and re-poured rather than the whole stair replaced, as long as the base under them is sound. Lake freeze-thaw and de-icing salt work on old steps from the top down, so we use air-entrained 32 MPa mix for the new pour. If the steps have dropped away from the house, we check the ground and the drainage first.
