Parging in Niagara Falls
We re-parge the exposed foundation band on Niagara Falls homes, mostly in old Drummondville and the older Stamford blocks, where foundations are sixty years old or more. The city sits on Haldimand clay that drains badly, and the lake air thaws and refreezes the wall all winter, so water gets behind an old coat, freezes and pushes it off. We strip back to sound material, bond a fresh coat and book the job onto our regular Niagara run. Parging needs a frost-free cure. The quote is free and written, and the labour carries a lifetime warranty.

In Niagara Falls, old Drummondville, around Lundy's Lane, holds the oldest homes in the city. Stamford was its own township until 1963, and its postwar streets are now sixty and seventy years on. On homes that age, the grey parging band at the bottom of the wall has often crumbled, sounded hollow or fallen off in patches.
The ground and the weather both work against the coat. Niagara Falls sits below the escarpment on the Haldimand clay plain. Clay drains badly and stays wet for weeks after the melt. Between two lakes, the city also thaws and refreezes all winter. Water that sits against a wall gets behind the parging, freezes and pushes it off.
The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about why parging fails on Niagara Falls walls, and what we do so the new coat lasts.
Why parging lets go in Drummondville and Stamford
Parging is a sacrificial skin. It takes the weather, the salt spray off the driveway and the string-trimmer hits so the wall behind it does not have to. On a sixty-year-old foundation the coat has been through a lot of winters.
The lake air in Niagara Falls keeps pushing the temperature back above freezing through the cold months. That thaw-and-refreeze cycle is what damages exposed masonry. When water gets between the coat and the wall and then freezes, it pushes the parge off in sheets. An old coat goes a patch at a time: hollow when you tap it, grey flakes in the garden bed, bare block where it has already gone. Painting over it seals moisture in and speeds the failure where you cannot see it.
Wet ground near the Welland River
In Chippawa and on the low ground near the Welland River, the clay holds water against the foundation. New parging does not change that. A coat on a wall that stays wet is working against the same water that took the last one off.
How we re-parge an older wall
We strip every hollow or loose patch back to solid material and clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.
The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall, finished to the texture you want and edged clean at the siding line, at brick and at grade. The site is left tidy after.
When can it be done?
Parging needs temperatures above 5°C and a frost-free cure, which here means roughly mid-April to October. A late-season coat that freezes before it cures never hardens properly and usually fails by spring.
Niagara Falls jobs ride our regular Niagara run, reached along the lakeshore through Grimsby and St. Catharines. If your wall is flaking now, get the quote now.
Parging or a water problem?
Parging sheds weather above grade. It is not waterproofing. If the basement goes damp every spring, the cause is usually water getting in below grade, and new parging alone will not stop it.
Depending on what we find, the answer may be crack repair and parging, or basement waterproofing in Niagara Falls. We tell you which at the free visit. From October to March, water actively coming in can be flagged urgent in the quote form, and urgent water problems are seen first.
Straight answers
Why is the parging falling off my older Niagara Falls house?
Mostly age and water. Many homes in old Drummondville and the older Stamford blocks are sixty years on or more, and the clay under them holds water against the wall. Water gets behind the coat, freezes, and pushes it off. We strip back to sound material and bond a fresh coat so it holds.
Can you parge my Niagara Falls foundation before winter?
Only while the weather allows. Parging needs temperatures above 5°C and a frost-free cure, roughly mid-April to October here. A coat that freezes before it cures usually fails by spring.
Will new parging fix a damp basement?
Not on its own. Parging protects the wall above grade. A damp basement near the Welland River usually means water held against the wall below grade. The fix may be crack repair and parging, or waterproofing. We tell you which at the free visit.
What does parging cost in Niagara Falls?
There is no honest flat rate, because the cost is mostly prep. The height and length of the exposed band, how much old coat or paint has to come off, whether the wall needs two passes and mesh, and access around the house all move it. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Can I just paint over the crumbling parging?
No. Paint seals moisture inside the wall, the next freeze works under the coat, and the crumbling speeds up where you cannot see it. All of it then has to come off before new mortar will bond.
