Concrete Repair and Resurfacing in Mississauga

We repair cracked, sunken and worn concrete on Mississauga homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. On the older lakeshore streets in Port Credit, Lakeview, Clarkson and Lorne Park, and in old Streetsville, the damage is usually decades of freeze-thaw, salt and wet clay. In the newer surveys up north, it is more often a walk or step that sank as the builder's fill settled. We find the cause before we quote the fix, and we tell you plainly when a repair will not hold. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Mississauga was built in waves, and the concrete shows it. The lakeshore villages and Streetsville have driveways, steps and walks that have been through decades of Ontario winters. Erin Mills, Meadowvale, Churchill Meadows and Lisgar are newer, and their problems are younger ones.

Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Mississauga's clay and its older and newer streets change about the job.

Lakeshore clay: why older slabs crack and sink

Below the old Lake Iroquois shoreline, the lakeshore belt sits on clay and silt laid down in glacial lake water, with a water table that runs high near the Credit River and Lake Ontario. Clay holds that water, swells when wet and lifts with the frost. A walk or slab that heaves every winter and settles every spring opens cracks along the way, and a void can wash out under it.

Add the road salt of a lake-edge winter, and the surface of an old step or driveway starts to pit and flake. So a Mississauga repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again.

Newer surveys: walks and steps on settling fill

In Erin Mills, Meadowvale, Churchill Meadows and Lisgar, the concrete is younger, but the fill around the house keeps settling for a season or two. A front walk or step poured on that fill can drop at one end or pull away from the house.

When the slab itself is sound, it can often be lifted back to grade instead of torn out. We check whether the ground has stopped moving first, so the repair holds.

When a crack is a foundation question

A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or one that keeps growing, is a different question. Older lakeshore basements often take on water in a wet spring, and that needs a water fix, not a surface patch.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Mississauga home?

It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.

Can you lift a sunken walk or step in Churchill Meadows instead of replacing it?

Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we check that the fill under it has stopped settling, so the slab does not sink again.

How much does concrete repair cost in Mississauga?

There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Do you take small repair jobs in Mississauga?

We do. A sunken front step, a cracked walkway panel or a stretch of worn surface rides along on the same trips into the city as the bigger pours. Small work gets a written quote and carries the labour warranty the same as a full driveway.
