Mississauga has two kinds of ground, and a driveway has to suit the one it sits on. The old lakeshore belt below the Lake Iroquois shoreline is clay and silt laid down in glacial lake water, with a water table that runs high near the Credit River and Lake Ontario. Inland and to the north, the land is the clay till of the Peel plain. Both are clay, and clay heaves when frost gets under a thin or wet base.
So a Mississauga driveway is decided under the slab. We dig to stable ground, compact a Granular A base, pour 32 MPa air-entrained concrete, and cut joints where the slab wants to crack. Lakeshore streets: wet clay and a high water table
In Port Credit, Lakeview, Clarkson and Lorne Park, the clay drains slowly and the ground near the Credit and the lake stays wet long after the melt. Water held under a slab freezes and lifts it. On these lots we look at where water goes before we set a form: the grade of the driveway, the downspouts that empty onto it, and the low spots by the garage where melt sits.
Many of these driveways are on postwar lots and have been through decades of winters. When one has heaved or broken up, we take out the old slab, fix the base problem that moved it, and pour on a compacted base graded to drain away from the house.
Old Streetsville versus the northern surveys
Streetsville has been a village on the Credit since the 1820s. A tear-out on the old streets off Queen Street often means mature trees, tight lot lines and an old base that was never dug deep, so the site visit decides how the crew gets in and how deep it digs.
Out in Erin Mills, Meadowvale, Churchill Meadows and Lisgar, the access is open but the fill is younger and keeps settling for a season or two. A builder often pours only a bare strip, and owners call us to widen it or add a garage pad beside it. We check the compaction before we pour anything that has to stay level. Where trucks or trailers park, we pour 125 mm instead of 100 mm.
Salt, frost and planning the pour
A lake-edge winter brings many freeze-thaw swings and a lot of road salt. The entrained air in the mix gives freezing water room to expand, which is what stops the surface from scaling. Keep salt off a new slab in its first winter.
Mississauga sits east of our home routes, so jobs here book onto planned trips into the GTA with real dates. Keep vehicles off a new slab for 48 hours at least, and plan the pour around when you need the car.
Straight answers
Our driveway near Port Credit heaves every spring. Can a new one stop that?
Usually, yes, because the cause is under the slab. Lakeshore clay holds water, and water under a slab freezes and lifts it. We take out the old driveway, dig to stable ground, compact a granular base and grade the new slab so melt runs away from it and the house. The written quote says what the base needs on your lot.
We just moved into Churchill Meadows. Can we widen the driveway now?
Wait until the lot has settled and you have watched one spring of how water moves across it. New subdivision fill keeps compacting for a season or two, so we check the ground before we pour. A quote in spring usually gets you a better slot in the summer.
Is a driveway in old Streetsville a different job than one in Lisgar?
It can be. On the old village streets, a tear-out often means working around mature trees, tight lot lines and a shallow old base. In Lisgar the access is open, but the fill is younger and needs its compaction checked. We build the base to the lot in front of us, which is why every job starts with a site visit.
How much does a concrete driveway cost in Mississauga?
