Concrete Repair and Resurfacing in Grimsby, Ontario
We repair cracked, sunken and worn concrete at Grimsby homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. The older streets below the escarpment send us settled steps and failed parging, and the low streets near Forty Mile Creek carry a high water table in spring, so we look at where the water goes before we quote the fix. We tell you plainly when a repair will not hold and replacement is the better spend. Union-certified crews do the work, the written quote is free, and the labour carries our lifetime warranty.

Grimsby is a town on a narrow shelf between Lake Ontario and the foot of the Niagara Escarpment. The older blocks below the escarpment and near the old core have concrete that has been through many winters: steps that have settled, parging that has failed, walks and slabs that have cracked. Newer lots on Grimsby Mountain and through Nelles Estates have younger flatwork on ground that is still settling.
Much of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Grimsby's ground and houses change about the job.
Settled steps and failed parging below the escarpment
The older streets below the escarpment send us the repair calls: steps that have settled, parging that has failed, and slabs that have cracked. Broken treads and edges are formed and re-poured with 32 MPa air-entrained mix, the mix made for freeze-thaw and de-icing salt.
A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out. An overlay only works on a slab that has stopped moving, so we check the base first. If the base keeps failing, we say so and quote the replacement.
Ground, water and the lake end
Grimsby sits on the Lake Iroquois bench below the escarpment, and the ground is not one thing. The old fruit flats carry sandy and silty loam over clay that drains well. Closer to the slope and the Forty Mile Creek ravine the ground turns heavier and wetter.
Forty Mile Creek runs through the middle of town to Lake Ontario, and the low streets near its mouth carry a high water table in spring. Add the freeze spray that ices the shore and the road salt that comes with it, and the north end takes surface wear that slabs higher up rarely see. We look at how water reaches the slab before we quote.
Sunken slabs and settled pads
A walk, step or pad that has dropped is often a lifting job, not a tear-out. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic. Polyurethane foam uses smaller holes and takes traffic the same day.
Before we lift, we find out why the base washed out, so the slab does not sink again. That usually means fixing how water reaches it. On new lots where the ground is still settling, we tell you if a repair is only buying time.
When a crack is a basement question
A crack in a walk or a garage slab is a repair job. A basement wall that takes on water every wet spring, or a crack that keeps growing, is a different question. Older Grimsby basements near the lake can take on water after a wet spring.

Straight answers
Should I repair or replace the cracked concrete at my Grimsby home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
Our older Grimsby home has settled front steps. Can you fix them?
Usually yes. We form and re-pour broken treads and edges with air-entrained 32 MPa mix. If the steps have sunk because the base under them failed, we fix the base too, and the written quote says what is repair and what is replacement.
How much does concrete repair cost in Grimsby?
There is no honest flat rate. The cost moves with the size of the area, how severe the damage is, the base and soil under it, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
