Most of the damp-basement calls we get from Grimsby come from the lower half of town. The town sits on a narrow shelf between Lake Ontario and the foot of the Niagara Escarpment, and Forty Mile Creek runs down off Beamer Falls, through the middle of town and out to the lake. Bench, slope and creek: where the water comes from

Grimsby's ground is not one thing. On the old fruit flats the soil is a sandy and silty loam over clay, which drains well enough. Closer to the escarpment slope and the Forty Mile Creek ravine the ground turns heavier and wetter, and it holds water against a wall for longer.

Down by the creek mouth the problem is the water table itself. In spring it sits high under the low north streets, so the soil around the foundation stays full and keeps pressing on the wall. The fix is to give that water an easier way out than through your wall.

Older walls, newer walls: what each one needs

On an older home below the escarpment, the wall often seeps along a wide stretch, not at one clean crack. Sealing one spot leaves the rest of the wall doing what it already did. An interior system handles most leak patterns: a perimeter weeping tile at the footing that feeds a sump pump, with no digging in the yard. An outside dig with a membrane is the bigger job, and the only method that keeps the wall itself dry. We do both, and when it is close we price both.

On a newer home up the slope, a single leaking crack in a poured wall is usually injected from the inside, which is a much smaller job.
