Concrete Repair and Resurfacing in Georgetown, Ontario
We repair cracked, sunken and worn concrete on Georgetown homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. The older streets around Main and Church have flatwork on its second or third surface, and Georgetown South has slabs that moved when the clay fill settled. We find the cause before we quote the fix, and we say plainly when a repair will not hold and replacement is the better spend. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Georgetown sits on the east, downhill side of the Niagara Escarpment, on Halton Till, a stiff glacial clay-loam laid over the red Queenston shale. Clay of that kind heaves when frost works under a thin slab, which is why so much of the older flatwork in town lifts and cracks.
A crack can be injected, a sunken step lifted or rebuilt, a worn surface ground and resurfaced. The full method for each is on our concrete repair and resurfacing page. This page is about what Georgetown's ground and its two kinds of housing change about the job.
Older streets: flatwork on its second or third surface
The oldest blocks sit around Main and Church, and the railway pushed a second wave out toward King and Queen. Delrex and Moore Park filled in after the war. A lot of the driveways, walks and front steps in those streets are now on a second or third surface, and the postwar ones are at the end of their service life.
On these streets we check what is under the damage before we quote. A sunken step or a heaved walk panel is lifted or rebuilt only when the base under it can hold.
Georgetown South: slabs that moved with the fill
Georgetown South has been built out survey by survey since 1989, much of it on disturbed clay fill. The foundation backfill keeps settling for a season or two after the builder hands over the lot, so a new driveway or patio can crack or drop even when the mix was good.
Settled slabs are often fixable. We find where the base lost support, lift or re-support the slab where that will hold, and fix the downspout or grade that keeps washing the base out.
Shallow shale and how it changes the dig
South of Georgetown the glacial cover thins and the Queenston shale comes up close to the surface in places. A step rebuild or a section of tear-out that is routine on one street can hit rock on the next. We read the lot on the free site visit, so the depth of the work is in the written number and not a surprise on the day.
When the crack is a water question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring is a different question, and so is a foundation wall whose parging has let go. Halton Till holds meltwater against a foundation long after the snow is gone.
For those, see our basement waterproofing in Georgetown work, or our parging page. We sort out which job your house needs at the free visit.
Straight answers
Should I repair or replace the cracked concrete at my Georgetown home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a step that settled on one side, surface pitting or a broken edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
My Georgetown South driveway or patio has cracked and dropped. Can it be fixed?
Often, yes. Georgetown South is built on disturbed clay fill, and the backfill keeps settling for a season or two after handover. We find where the slab lost support and fix that cause, and we tell you plainly whether lifting or replacing the slab is the better route.
Can you fix the front steps on an older Georgetown house instead of replacing them?
Often, yes. If the steps are still sound underneath, we can grind and resurface worn treads and rebuild broken edges. If they have sunk or the base has failed, we re-support them or pour new steps on a compacted base.
How much does concrete repair cost in Georgetown?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base on Georgetown's clay and shale ground, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
