Georgetown sits on the east, downhill side of the Niagara Escarpment, on Halton Till, a stiff glacial clay-loam laid over the red Queenston shale. That clay holds meltwater against a foundation long after the snow is gone, which is why so many cellars here run damp in March.
The water finds a crack, a tie hole or the joint where the floor meets the wall. Waterproof paint rolled on the inside of a wall holds back that pressure for a season, then blisters off. Until the water has somewhere better to go, it keeps coming: it has to be collected at the footing, or kept off the wall from the outside.

Why the older Georgetown streets take on water
Georgetown grew outward in waves, and the age of the street tells you a lot about the basement. The oldest blocks sit around Main and Church, the railway pushed a second wave out toward King and Queen after 1856, and the postwar decades filled in Delrex and Moore Park. Newer does not always mean dry. Georgetown South has been built out survey by survey since 1989, much of it on disturbed clay fill, and foundation backfill keeps settling for a season or two after the builder hands over the lot.
On these lots we look at the grade and the downspouts as well as the wall. Where water is already coming through the wall or up at the floor joint, we look at how the wall is built and size a system to it, not a template.
Shallow shale, and why we look before we dig
Exterior waterproofing means digging down to the footing, and in Georgetown the ground can change from one block to the next. South of the town the glacial cover thins and the Queenston shale comes up close to the surface in places, while a short distance away it is buried under deep clay. A dig that is routine on one street can hit rock on the next.
That is one reason we read every lot on the site visit before we quote. It tells us whether an exterior membrane is practical on your wall or whether an interior weeping-tile system and sump is the better route. Interior or exterior gets decided by the wall and the ground, not by what we would rather sell. Exterior excavation needs unfrozen ground, and booking in summer means the work happens in dry ground on a regular route.
