Tillsonburg sits on the north edge of the sand plain, with Big Otter Creek cutting its valley through town. Sandy ground drains fast, but it also washes. That matters after a slab comes out: if runoff carried the base away, the base has to be rebuilt before anything new goes in. See our Tillsonburg page for everything else we do in town.
The removal itself follows our usual method: utility locates before any machine digs, saw cuts where old concrete meets concrete that stays, mesh and rebar cut free, and the old concrete sent to a recycler. The full method is on our concrete removal and demolition page. This page covers what Tillsonburg ground and Tillsonburg homes change about that job.
Hickory Hills and Baldwin Place: steps and walks that have settled
Hickory Hills has been selling adult-lifestyle homes since 1986, and Baldwin Place followed on the west side in 2001. Many original steps, front walks and driveways there are now 25 to 40 years old. A step that has moved or a walkway slab that rocks underfoot is a hazard, and it is worth dealing with before winter.
Sometimes the answer is to take the piece out and pour it new. Sometimes a settled step can be levelled or rebuilt instead, and we tell you which at the free site visit rather than sell a tear-out you do not need. See concrete patios in Tillsonburg for what often goes back in beside a new walk.
Sandy ground: check the base once the slab is out
Sand washes. A slab can end up bridging a hollow where runoff has carried the base out from underneath, and near the Otter valley slopes that matters even more. When the old concrete comes out, we look at what is left, find where the water went, and compact granular in lifts with the edges contained before anything is poured.
Because the same crew does the tear-out and the new pour, the base is rebuilt while the ground is open and you pay for one trip, not two. If nothing is going back in, we grade the space and finish it with gravel or topsoil. Downspouts that empty beside a slab are often what cut the hollow, so we note where they run.
Mid-century streets and newer surveys
The core blocks off Broadway carry porches and driveways from the mid-century decades. Machine paths near older houses and tight side yards are planned before the machine arrives, with hand breakout where it will not fit.
In the newer surveys at the edge of town, the job is often a builder's small driveway or slab that comes out to make room for a wider one or a patio. Tillsonburg books into our regular Oxford County routes, so small jobs like one walkway are welcome.
Straight answers
The steps at our Hickory Hills home have settled. Do they have to be removed?
Not always. A settled step can sometimes be levelled or rebuilt rather than torn out. If the step has moved or the base under it has washed out, replacing the piece is the honest answer. We look at it at the free site visit and say which it is.
Does Tillsonburg's sandy soil change how old concrete is removed?
It changes what happens after the breakout. Sand erodes, so we check whether the base under the old slab washed away, then compact new granular in lifts and contain the edges before any new pour.
How much does concrete removal cost in Tillsonburg?
The thickness of the slab, how much mesh and rebar is in it, and how a machine reaches it set most of the cost. A flat rate posted online would only mislead you. You get a free written quote after a site visit, with breakout, hauling, disposal and grading itemized.
What happens to the old concrete?
Clean concrete goes to a recycler and is crushed into road base. The mesh and rebar are cut free and recycled on their own.
