If you are looking for basement waterproofing in Woodstock, the ground under your house is most of the story. The city sits at the head of the Thames River, with Cedar Creek cutting through the south end, and most of it is built on clay and clay-loam. Clay drains slowly. After the melt or a long wet spell it stays soaked and keeps water pressed against a foundation wall for weeks.

Clay ground and the Cedar Creek lowlands

Clay is a hard soil to keep a basement dry in. It swells when it is wet, heaves when frost gets under it, and holds water in place instead of letting it drain away. When that wet clay sits against a foundation, the water pushes on the wall until it finds a way through.

The low ground near Cedar Creek adds to it. The 1937 flood, the worst ever recorded on the Thames, did most of its Woodstock damage along the creek. Pittock Dam has managed the river since 1967, but basements in the creek lowlands still run damp in a wet spring, because the water table there rises after the melt.

Old foundations north of Dundas, newer ones at the edges

Under the century homes off Vansittart, leaks can show up at cracks, at tie holes and at the joint where the floor meets the wall. Where the wall is structurally sound but leaking, an interior weeping-tile system that collects the water and sends it to a sump is often the practical answer. Where a block wall is deteriorating from constant saturation, an exterior excavation and membrane keep the water off it.

Book the outside work while the ground is open

Exterior waterproofing means digging down to the footing, and that needs unfrozen ground: exterior digs run from spring to freeze-up, while interior systems go in year-round. The damp patch you notice in the spring melt is the reason to book, and booking in summer means the dig happens in dry ground instead of in the October rush.

Interior or exterior waterproofing for an older Woodstock home?

It depends on the wall. An interior weeping-tile system and sump collects the water at the footing and pumps it out, and it suits a wall that is structurally sound but leaking. An exterior dig and membrane keep the water off the wall itself, which is the bigger job. We install both, and when it is close we lay out both so you can choose.
