Foundation Repair in Woodstock
We repair foundation cracks and walls in Woodstock: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is harmless shrinkage or needs work. Woodstock sits on clay and clay-loam, and its oldest homes stand on original foundations, so we check how the wall is built and where the water comes from before we quote. The quote is free and written, and the labour carries a lifetime warranty.

Woodstock sits at the head of the Thames River with Cedar Creek cutting through the south end, and most of the city is built on clay and clay-loam. Clay drains slowly. After the melt it stays soaked and presses on a foundation wall for weeks, and when frost reaches it the ground heaves.
The age of the house matters just as much. The tree-lined blocks around Vansittart Avenue carry brick homes pushing a century or more, many still on their original foundations, while Havelock Corners and Sally Creek are newer.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Woodstock's ground and its mix of old and newer homes change about the job.
Century foundations off Vansittart
A foundation that has stood for a hundred years has been through a lot of freeze and thaw. Cracks open at old joints, at tie holes and where the floor meets the wall, and the parging on the exposed top of the wall breaks away.
We start with what the inspection finds, not with the biggest repair we can sell. A single leaking crack in a sound wall is a crack injection. A wall that is deteriorating from constant wetness needs the water dealt with outside as well.
Clay ground and the Cedar Creek lowlands
When the clay is saturated it pushes sideways on the foundation, and that push is what starts bowing and stair-step cracks in a block wall. A bow under roughly 2 in. is usually held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They stop the wall where it stands; they do not pull it straight.
That is why a repair here looks outside the wall as well as inside it: where the downspouts drop their water, whether the ground slopes toward the house, and whether the drainage still carries water away. The low ground near Cedar Creek keeps a higher water table after the melt, so a wall there that keeps getting pushed will keep cracking.
Newer lots, and when a crack is a wet-basement job
On a newer home at Havelock Corners or Sally Creek, a thin vertical crack in the first year or two is normal shrinkage. If it starts to leak, polyurethane injection seals it from the inside, usually without digging.
When water is not coming through one crack, the job may be basement waterproofing rather than a crack repair. We sort out which job your wall needs at the free visit.
Straight answers
Can you repair a cracked foundation on an older Woodstock house?
Yes. Many homes around Vansittart Avenue are on original foundations, and their cracks tend to show up at old joints and tie holes. We inject cracks that are leaking, repair the exposed wall, and sort out the grading and drainage feeding the problem. We look at how the wall is built before we quote.
Do you do small foundation crack repairs in Woodstock?
Yes. One leaking crack is a welcome job. Woodstock anchors our Oxford County routes, and a small job gets the same free written quote as a large one.
My Woodstock basement wall is bowing. Does it need to be replaced?
Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps. The wet clay outside pushed it in, so grading, downspouts and drainage have to stop feeding that pressure too.
My newer Woodstock home has a crack in the basement wall. Is it serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
How much does foundation repair cost in Woodstock?
There is no honest flat rate. The crack, the wall type, access and the cause all set the job, so we quote on inspection. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
