Woodstock's concrete work splits down the middle, and so does its parging. North of Dundas Street, the blocks around Vansittart Avenue hold brick homes pushing a century or more, with original foundations. Out at the edges, Havelock Corners and the Villages of Sally Creek are newer. Each has a grey band of mortar around the bottom of the wall, and each loses it in its own way.
Parging is a sacrificial skin. It takes the snow piled against the wall, the salt spray off the driveway and the meltwater running down the siding, so the foundation behind it does not have to. When it cracks, sounds hollow and comes off in sheets, the wall behind it starts taking that damage instead.
The full method, from the bonding agent on every recoat to the two-pass coat on a rough wall, is on our parging page. This page is about what is different in Woodstock: the clay under the city and the age of the walls. Send the form for a free written quote.
Why parging fails on Woodstock homes
Woodstock sits at the head of the Thames River, and the ground under most of the city runs to clay and clay-loam. Clay drains slowly enough to hold water against a foundation wall for weeks after the snow goes. Frost heaves it as well. Water that gets between the coat and the wall freezes and pushes the parging off in sheets.
Near Cedar Creek in the south end, basements still run damp in a wet spring, and the wall takes that moisture from below as well as from the weather above. Parging only holds when it bonds to sound material, so the prep and the bonding agent matter more than the coat itself.
Paint makes it worse. A crumbling parge coat gets painted to tidy it up, the paint seals moisture into the wall, and the next freeze works behind it where you cannot see it. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.
Century brick off Vansittart, newer surveys at the edges
On the older streets, we sound the whole band, strip what is hollow and repair unsound joints first where the wall needs it, so the new coat has something to grip.
At Havelock Corners and Sally Creek the walls are newer. We sound the band the same way, and the written quote says what the wall behind the coat needs.
How we re-parge a Woodstock wall
The crew strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything mortar cannot grip. The wall is dampened, a bonding agent goes on, and fibreglass mesh ties the coat together across patches, filled voids and changes in material.
Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, with clean edges at the siding line and at grade. We work above 5°C with a frost-free cure, so late-season jobs get booked with the cold in mind. Parging is a weather skin, not waterproofing: if water is coming into the basement, start with basement waterproofing in Woodstock and parge after.
Straight answers
The parging on our older Woodstock home is cracking and falling off. Does it matter?
Yes. Parging is the weather coat on the exposed top of your foundation, and once it comes off, freeze-thaw works directly on the wall behind it. Re-parging is a modest job while the wall underneath is sound. If the coat keeps failing in the same spot, that usually points to water movement, and we find the cause before trowelling anything new.
Will new parging fix my damp basement near Cedar Creek?
No. Parging protects the wall above grade from weather. It does not stop water coming through the foundation below grade. If water is coming in, that is a waterproofing job first, and the parge goes on after.
Do you send crews to Woodstock?
Yes. Woodstock anchors our Oxford County routes, with crews in the city most weeks of the pouring season.
What does parging cost in Woodstock?
There is no honest flat rate, because the cost is mostly prep, not coverage. Stripping failed or painted parging back to solid material, repairing joints, the height of the band, mesh and access all add to it. We give a free written quote after a visit, and the number on the quote is the number on the invoice unless you change the job.
