Foundation Repair in Brampton
We repair poured and block foundations in Brampton: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is the harmless shrinkage kind or one that needs work. Brampton sits on heavy Peel clay that holds water against a wall for weeks, so we check the grading, downspouts and drainage along with the crack. The quote is free and written, and the labour carries a lifetime warranty.

Brampton sits on the heavy Peel clay plain, with the reddish Chinguacousy clay running through it. That ground swells when it is wet and drains slowly, so the soil packed against a foundation stays saturated for weeks after a wet spring. Most of the city is recent, from Mount Pleasant, Springdale, Sandalwood, Credit Valley and Castlemore, but the historic core around the Four Corners holds a pocket of century homes.
Most foundation cracks are not emergencies. The job is to tell the normal ones apart from the ones that matter: cracks that grow every season, cracks that leak, horizontal cracks, and stair-step cracks through block.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Brampton's clay and its mix of new and old housing change about the job.
What Peel clay does to a Brampton foundation wall
Clay holds water. When the Peel clay is saturated it pushes on the foundation wall, and when frost reaches it the ground heaves. On a block wall, that sideways push is what starts bowing and stair-step cracks.
That is why a crack repair here starts outside the wall as well as inside it. We look at where the downspouts drop their water, whether the ground slopes toward the house, and whether the weeping tile still carries water away. A wall that keeps getting pushed will keep cracking, so the quote names the cause along with the crack.
Newer subdivisions and the older core
On a newer home in the surveys around Mount Pleasant or Springdale, a thin vertical crack in the first year or two is normal shrinkage. The builder graded and backfilled the lot, and that grading keeps settling through the first few springs, so water can start running back toward the house. When one of those cracks starts to leak, polyurethane injection seals it from the inside, usually without digging.
Around the Four Corners and downtown, the older homes have walls that were never sealed to a modern standard, and they have no real defence when the clay pressure builds. There the calls are cracks and damp basements in spring.
When a crack is really a wet-basement job
The low ground along Etobicoke Creek drains worse than the higher clay across the rest of the city, so basements there run damp through a wet spring. When the water is not coming through one crack, the job may be basement waterproofing rather than a crack repair.
If the wall under a cracked parging coat is the problem, the wall is fixed first and re-parged after; see parging. We sort out which job your wall needs at the free visit.

Do you do small foundation crack repairs in Brampton?
Yes. One leaking crack is a welcome job. Brampton is east of our home routes, so we book it into a planned trip into the area and give you a real date rather than a same-week promise. A small job gets the same free written quote as a large one.
My Brampton basement wall is bowing. Does it need to be replaced?
Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They stop the wall where it stands; they do not pull it straight. The wet clay outside pushed it in, so grading, downspouts and drainage have to stop feeding that pressure too.
My newer Brampton home has a crack in the basement wall. Is it serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
How much does foundation repair cost in Brampton?
There is no honest flat rate. We quote on inspection rather than publishing a number. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
