Concrete Walkways & Steps in Port Dover

We build and rebuild concrete walkways, front steps and entrances across Port Dover, from cottage lanes near the beach to the newer bungalows at Dover Coast. Near the lake, steps and paths face Lake Erie spray and sandy ground that washes out from under edges and footings, so we build on a contained, compacted base, pour air-entrained 32 MPa concrete and slope every surface to shed water. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Port Dover's front steps and walkways have a harder life than most. Lake Erie is the shallowest of the Great Lakes and the quickest to freeze, and near the water, spray keeps a surface wet through the winter. A wet step freezes and thaws far more often than concrete a few streets inland, and it is where people walk in winter boots.

Under the lawns sits sand. It drains quickly, but it also erodes quickly, so the usual failure here is a walkway edge or a step footing with the ground rinsed from beneath it. The full method, the footings, riser heights, mix and cure times, is on our concrete walkways and steps page. This page is about what Port Dover changes.

Sand under the steps: footings and water are one job

Steps and porches that attach to the house get footings below the frost line, about 1.2 metres down, or get doweled into the foundation wall where that is the sounder detail. On Port Dover sand, that is half the job. The other half is the water.

If a downspout still empties beside the steps, the sand under a corner can wash away and the steps tip toward the gap. So the fix includes sending roof and surface water somewhere harmless, not only the new concrete.

Walkways near the lake: a contained base and a slope that sheds water

A freestanding walkway does not need frost footings. It sits on a compacted granular base, contained at the edges so it cannot wash out from the side, with 100 mm (4 in.) of 32 MPa air-entrained concrete on top. The path needs a slope so water runs off it, not along its edge.

On a lakeside lot, we also specify for the spray: a sealer on the exposed surface, kept up on the lake-facing side, and a broom finish for grip. Close to the bank, check before you build. Norfolk County maps shoreline hazards, and it flags many eroding spots around Port Dover.

Cottage lanes, older blocks and Dover Coast

On the cottage lanes and the older blocks up from the harbour, a job often starts with spalled front steps or a walkway worn by decades of salt and freeze. Steps that only settled can sometimes be lifted back into position once the water problem is fixed. Steps that are cracked through get rebuilt on proper footings.

At Dover Coast and the other new builds, the usual job is the walkway or entrance the builder never finished properly. Either way, the quote is written and names each part, the steps, the walkway and the tear-out, so you can compare it with anyone else's.

Questions

Straight answers

Why is one side of our Port Dover front steps sinking?

On Port Dover's sandy ground, it is usually water moving soil, not the steps failing. A downspout or a low spot in the grading sends water beside the footing, the sand under one corner washes away, and the steps settle toward the gap. The fix is to relevel or rebuild the steps and to move the water, so the new work does not fail the same way.

Does lake spray shorten the life of a concrete walkway?

Yes. Spray keeps surfaces wet through winter, so they freeze and thaw every time the temperature crosses zero. The defence is in the spec: air-entrained 32 MPa mix that gives freezing water somewhere to expand, a slope that drains the surface fast, and a sealer kept up on the lake-facing side.

We are only at the cottage on weekends. Can the work happen while we are away?

Yes. After one walkthrough and a written scope, most exterior jobs run fine without you on site. We confirm the schedule before the crew comes.

How much do new concrete steps cost in Port Dover?

Steps are quoted by the job, not by area. The number of risers, the total height, the footings, the drainage work and the tear-out of the old set drive the cost more than size does. The site visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
