Concrete Repair and Resurfacing in Waterdown, Ontario
We repair cracked, sunken and worn concrete at Waterdown homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. In the old village around Mill Street the housing is heritage, and on the newer east-side lots the flatwork often went down on builder fill that keeps settling. We find the cause before we quote the fix, and we tell you plainly when a repair will not hold and replacement is the better spend. Union-certified crews do the work, the written quote is free, you get a reply within one business day, and the labour carries our lifetime warranty.

Waterdown has two kinds of concrete. The old village around Mill Street and Dundas Street has heritage housing, with steps, walks and foundations to match. The surveys around it, including the Waterdown Bay lands on the east side, are newer, and some of their flatwork went down on disturbed builder backfill.
Much of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Waterdown's ground changes about the job.
Why concrete moves on Waterdown clay
Waterdown sits on the Niagara Escarpment edge, on clay over limestone. Clay heaves when frost gets under a slab on a shallow base, and settles again when the ground thaws. A walk or slab that moves like that every winter opens cracks, and water running off a roof or a driveway can wash a void out under it.
So a Waterdown repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while water keeps washing out its base sinks again.
Steps and walks in the old village
Around Mill Street, Dundas Street and Main, road salt and freeze-thaw work on exposed front steps and walks from the top down. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix, the mix made for freeze-thaw and de-icing salt.
A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out. If the soil under a slab is soft and keeps settling, a lift or an overlay will not hold, and we say so and quote the replacement.
Settled slabs on newer east-side lots
On the newer surveys, including the Waterdown Bay lands, the ground along a foundation keeps moving for a year or two after closing. A walk, step or pad that has dropped beside the house is often a lifting job, not a tear-out, once the ground has settled. We fill the void, bring the slab back to grade and set it so water runs away from the house.
Lots near the Grindstone Creek ravine
Lots near the ravine and the escarpment edge drain toward the slope. If a slab has cracked or dropped on one of them, we look at where runoff goes before we fix it, so the repair does not fail the same way and water sheds away from both the house and the bank.
When a crack is a foundation question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or one that keeps growing, is a different question, and a damp wall often needs drainage work, not filler.

Straight answers
Should I repair or replace the cracked concrete at my Waterdown home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Waterdown?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base and soil, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Our walk in a newer Waterdown subdivision has dropped beside the house. Can it be repaired?
Usually it can be lifted back to grade rather than replaced. Newer surveys sit on disturbed fill that keeps moving for a year or two along a new foundation, so we check the ground has settled and fix how water reaches the base before we lift.
