Concrete Repair and Resurfacing in Vaughan

We repair cracked, sunken and worn concrete on Vaughan homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. Most of Vaughan sits on heavy Peel-plain clay that swells when wet and heaves under frost, so the cause is usually in the ground and the drainage, not just the surface. We check the base, the grade and the downspouts before we quote, and we tell you plainly when a repair will not hold. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Vaughan has two kinds of concrete. The older streets of Woodbridge and Thornhill have driveways, walks and steps that have been through decades of York Region winters. The newer surveys in Maple, Concord and toward Kleinburg have younger concrete, and younger problems.

Most of it does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Vaughan's clay, and its older and newer streets, change about the job.

Peel clay: why Vaughan slabs crack and sink

Most of Vaughan sits on the clay till of the Peel plain. Clay swells when it is soaked, heaves upward when frost drives down under a slab, and sheds water so slowly that melt can sit against a wall or a slab edge for weeks. A walk or driveway on that ground lifts in January and settles in spring, and the cracks open a little more each year.

A sunken slab is usually a base problem, not a concrete problem. Water washes out a void under it, and the slab follows the void down. So a Vaughan repair starts underneath: we check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again.

Older streets and newer surveys

On the longer-standing blocks of Woodbridge and Thornhill, the damage is mostly age: driveways on their second life, steps with broken edges and spalled treads, and surfaces that road salt has pitted. If the slab under the damage is sound, we grind off the weak layer and apply a bonded polymer overlay. If the cracking is everywhere and the base has failed, we say so, and the quote names replacement.

In the newer surveys, the ground around a house keeps settling for a year or two. A front walk or step poured on that fill can drop at one end or pull away from the house. When the slab itself is sound, it can often be lifted back to grade instead of torn out, once we have checked that the ground has stopped moving.

When a crack is a basement question

A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or keeps growing, is a different question. Clay holds spring melt against an older foundation, and that needs a water fix, not a surface patch.

Vaughan is a planned trip, so book ahead

Vaughan sits east of our home routes, reached by the 400 and 407, so we book city jobs into planned trips and give you a real date rather than a same-day truck. A small repair rides along on the same trip as larger work in the city, and it gets a written quote and the same labour warranty as a full driveway.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Vaughan home?

It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.

Can you lift a sunken walk or step in Maple instead of replacing it?

Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we check that the fill under it has stopped settling, so the slab does not sink again.

Why does my older Woodbridge driveway keep cracking in the same places?

Usually the ground under it is moving. Peel clay heaves where frost reaches under the slab, and water gets into each crack, freezes and pries it wider. Patching the surface will not stop that. We look at the base, the grade and the drainage first, then quote an injection, a lift, a resurfacing or a replacement, whichever the slab has earned.

How much does concrete repair cost in Vaughan?

There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Do you take small repair jobs in Vaughan?

We do. A sunken front step, a cracked walkway panel or a stretch of worn surface rides along on the same trips into the city as the bigger pours. Small work gets a written quote and carries the labour warranty the same as a full driveway.
