Concrete Repair and Resurfacing in Thorold
We repair cracked, sunken and worn concrete in Thorold: crack injection, slab lifting, resurfacing, step rebuilds and sealing. In the canal-era streets downtown, the walks, steps and parging poured generations ago have taken many winters on clay and escarpment melt water. We find the cause before we quote the fix, and we say plainly when a repair will not hold. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Thorold has old concrete. The mill workers' housing downtown dates to the Ontario Paper Company years, and the stone and block foundations, original parging and front steps on those streets were poured generations ago.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Thorold's ground and water change about the job.
Why concrete in Thorold cracks and sinks
Most of Thorold is built on the clay mantle that blankets the escarpment. Clay holds water against a foundation and heaves a slab when frost reaches under a thin base. Closer to the escarpment brow, Lockport dolostone comes up near the surface, so one lot sits on rock while the lot next door sits on clay.
So a Thorold repair starts underneath. We check the ground, the base, the grade and where the downspouts send their water before we quote. Caulk smeared into a moving crack opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again.
Canal-era steps, walks and parging
Spring melt comes off the escarpment, and the low streets near the canal and the old raceways carry a high water table into a wet spring. Front steps and walks in the older blocks also take Niagara freeze-thaw swings and road salt. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix. A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out.
Once a repair has cured for about a month, sealing every two to three years slows salt pitting. Parging that has let go on a canal-era foundation is a repair job too; see our parging work.
Newer streets: repair or replace
Confederation Heights and Rolling Meadows are newer surveys on disturbed soil that keeps settling for a season or two. A walk or driveway there that has dropped a corner is often a lift and a drainage fix, not a new pour. A driveway cracked all over, with a failed base across the whole slab, is a replacement. The written quote says which side of that line your concrete is on, and why.
When replacement is the honest answer, see our concrete patios in Thorold work, built for the same ground.
When a crack is a basement question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that takes on water every March is a different question. For those, see our foundation repair and basement waterproofing work. We sort out which job your house needs at the free visit.
Straight answers
Should I repair or replace the cracked concrete at my Thorold home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Thorold?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Do you take small Thorold jobs, like one set of steps?
We do. A single step, a heaved walkway slab or a parging touch-up books onto the same canal-town route days as a full driveway. Small work still gets a written quote and carries the labour warranty like every other job.
