Richmond Hill has heritage streets along old Yonge Street and around Mill Pond, where century homes have steps and driveways on their second or third pour. Dropped front steps, cracked aprons, flaking parging and driveways that have been poured more than once are the kind of damage that age brings.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page covers what Richmond Hill's ground and older houses change about the job.
Why concrete settles on the Oak Ridges Moraine
Richmond Hill is built on the Oak Ridges Moraine, which is sand and gravel, not clay. Meltwater drains straight down, so frost heave is the smaller risk here. The bigger one is the base: loose sand gives a poured edge nothing to push against, and if the granular under a slab is not contained and compacted, it migrates and the slab settles unevenly.
So a Richmond Hill repair starts underneath. A sunken walk or driveway slab can often be lifted back to grade, but only once we know why the base moved. Lifting a slab over a base that is still washing out does not fix the cause.
Wet pockets near Lake Wilcox and Oak Ridges
The north end of the city sits over kettle lakes and old wetland. In those pockets the water table comes up close to the surface after the snow melts, even when the lot next door drains clean. Water that keeps reaching a slab is part of the cause, so we check the grade and where the downspouts send their water before we quote.
Steps, parging and century homes near Mill Pond
Homes on the heritage streets have stood a long time. Steps can often be levelled, or the broken treads and edges formed and re-poured with air-entrained 32 MPa mix, instead of a full tear-out. A worn but sound surface can be ground back and given a bonded overlay.
A bright new patch shows beside old work, so we colour-match as close as cured concrete allows. Richmond Hill sits north and east of our home routes, so jobs here book into planned trips and get real dates.
When a crack is a foundation or water question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or one that keeps growing, is a different question.
For those, see our foundation repair and basement waterproofing work. We sort out which job your house needs at the free visit.
Straight answers
Should I repair or replace the cracked concrete at my Richmond Hill home?
It depends on the damage and the base under it. We find the cause before we quote the fix, and we say so plainly when replacement is the better spend. The free written quote says which one your concrete needs, and why.
Can you lift a sunken walk or driveway in Richmond Hill instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants 24 to 48 hours before traffic; polyurethane foam takes traffic the same day. On moraine sand we first find out why the base moved, so the slab does not sink again.
How much does concrete repair cost in Richmond Hill?
There is no honest flat rate. The cost moves with the size of the area, the base and soil, access, how severe the damage is and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
