Concrete Repair and Resurfacing in Niagara-on-the-Lake
We repair cracked, heaved and worn concrete at Niagara-on-the-Lake homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. In the Old Town, a repair next to heritage masonry has to look right as well as hold. We find the cause before we quote the fix, and we say so plainly when replacement is the better spend. Union-certified crews do the work, the written quote is free, and the labour carries our lifetime warranty.

Much of the older concrete in Niagara-on-the-Lake does not need to come out. A crack can be injected, a lifted walk panel brought back to grade, a worn surface ground and resurfaced, and a spalled step formed and re-poured. The full method for each is on our concrete repair and resurfacing page.
This page is about what the town changes. The Old Town and the older parts of Queenston have steps, walks and parging poured long ago, often beside masonry far older than the concrete. The estate lots on the lakeshore plain have bigger slabs, and the questions there are about water and base.
Old Town steps and walks beside heritage masonry
The Old Town is a designated Heritage Conservation District, so a repair on a regency-era street has to sit right beside brick and stone. Heaved walks and spalled front steps are the usual calls. Where a step is sound underneath, the worn top can be ground back and resurfaced. Where the edges have broken away, we form and re-pour the tread with air-entrained 32 MPa mix, the mix made for freeze-thaw and road salt.
We do not try to make concrete imitate stone. We bring samples to the site visit so you can hold them against the house. On a protected street, confirm what your permit allows before we book the work.
Why a walk keeps cracking on loam over clay
The ground on this end of the peninsula is the flat Lake Iroquois plain, sandy and silty loam over clay. The loam drains well, but the clay underneath still lifts a walk that sits on a thin or skipped base in a cold year. A slab poured decades ago rarely got the granular depth we use now.
Once a panel lifts, water sits in the crack, freezes and widens it every winter. So a Niagara-on-the-Lake repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring.
Repair, resurface or replace
Repair wins when the damage is local and the base is still sound: a crack or two, one lifted panel, surface pitting or a broken step edge. Past a point, resurfacing only buys a season or two, and removal with a fresh pour on a proper base is the better twenty-year decision. The written quote says which side of that line your concrete is on, and why.
If the slab has failed across the whole area, see concrete removal and demolition in Niagara-on-the-Lake and concrete driveways in Niagara-on-the-Lake.
Parging and foundation cracks in the older quarter
Near the river and lake, older foundations are where water gets in. Parging that has let go on a foundation poured generations ago is a repair job. A basement wall that leaks every spring is a different question, and needs drainage work, not filler. For that, see basement waterproofing in Niagara-on-the-Lake. We sort out which job your house needs at the free visit.
Straight answers
Can you repair concrete steps on a heritage property in the Old Town?
Yes. The Old Town is a designated Heritage Conservation District, so we go in knowing the new work has to sit beside much older masonry. We bring samples to the site visit so you can hold them against the house. On a protected street, confirm what your permit allows before we book the work.
Should I repair or replace my older Niagara-on-the-Lake walk or driveway?
It depends on the base. Repair wins when the damage is local and the base under it is still sound. Replacement wins when the slab has cracked all over, the base has failed, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on.
How much does concrete repair cost in Niagara-on-the-Lake?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Do you take small repair jobs here, like one set of steps or a section of walk?
We do. A set of steps, one walkway panel or a crack repair ride along on the same Niagara routes as the bigger pours. Small work still gets a written quote and still carries the lifetime warranty on labour.
