Concrete Repair and Resurfacing in King Township
We repair cracked, sunken and worn concrete in King Township: crack injection, slab lifting, resurfacing, step rebuilds and sealing. The work comes from long estate approach drives, steps and walks on older farmhouses and village homes in King City, Nobleton and Schomberg, and barn and equipment pads. We find the cause before we quote the fix, and we say plainly when replacement is the better spend. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty. King books into planned trips with set dates.

King Township is the most rural part of York Region. Its older concrete is spread out: a long approach drive up to an estate house, steps and walks on century farmhouses, and slabs beside barns. All of it has been through Ontario winters and road salt, and much of it does not need to come out.
A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what King's ground and layout change about the job.
Moraine sand: why a King slab sinks instead of heaves
Most of King sits on the Oak Ridges Moraine, a ridge of glacial sand and gravel that drains fast. That is the reverse of the clay under much of York Region. Frost has less trapped water to heave a slab, but loose sand under it can wash out or settle when the base was not contained and compacted.
So a King repair starts underneath. We check the base, the grade and where the water runs off before we quote. On a long drive, water that channels down the sand undercuts the edges, and a crack filled over a slab that is still moving opens again by spring. Near the Holland Marsh the ground turns to soft, wet organic soil, and that needs its own approach.
Estate drives, farmhouse steps and village walks
A long approach drive breaks in its own ways: edge washouts, panels that have dropped where the base shifted, and surface scaling from salt. A sunken panel can often be lifted instead of replaced. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade, after we find out why the base washed out so it does not sink again.
Older farmhouses and village homes in King City, Nobleton and Schomberg need steps that have settled, parging that has crumbled and walks that have cracked. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix. A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out.
Barn and equipment pads, and when to replace
Barn, shop and equipment pads carry tractors, trucks and stock, so a cracked pad is a loads question as well as a surface one. We confirm the use and how vehicles get on and off before we say whether to repair it or pour new.
When the slab has cracked all over, the base has failed across the whole area, or the surface has scaled too deep to bond to, replacement is the better spend, and the quote says so. Basement walls that leak every spring are a different job; see our basement waterproofing work.
Straight answers
Should I repair or replace the cracked concrete at my King property?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a panel that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken drive or walk instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in King?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. On a long King drive the length and the sand base matter a lot. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Do you travel to King for small repairs?
Yes. King is a real drive from our home routes, so jobs here book into planned trips with set dates, not a same-week or same-day promise. Small repairs are welcome and are booked into those trips.
