Concrete Repair and Resurfacing in Ingersoll
We repair cracked, sunken and worn concrete on Ingersoll homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. The town sits on Thames valley clay-loam that holds melt and rain against concrete, and the CAMI-era streets are now at the age when driveways and garage floors start to fail. We find the cause before we quote the fix, and we say plainly when a repair will not hold and replacement is the better spend. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Ingersoll has two kinds of concrete that need repair. In the core around Thames Street, the Victorian and Edwardian brick homes have steps, walks and foundation walls poured with the materials of their day. In the subdivisions that followed the CAMI plant, which opened in 1989, the driveways, garage floors and front walks are now 25 to 35 years old.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted, a worn surface ground and resurfaced. The full method for each is on our concrete repair and resurfacing page. This page is about what Ingersoll's ground and houses change about the job.
Clay-loam ground and why slabs move
Ingersoll lies in the Thames valley on the clay-loam that covers most of central Oxford County. The river keeps the low ground wet, and the clay holds melt and rain against concrete. When that water freezes under a slab, it lifts the edge, and spring finds every crack a winter opened.
So an Ingersoll repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again.
CAMI-era driveways and garage floors: repair or replace
Hairline cracks that stay put are cosmetic. Joints that have heaved, dropped or widened year over year mean the base under that slab is finished, and resurfacing over a failed base buys a couple of seasons at best. If the damage is local and the base is still sound, injection, lifting or a bonded overlay can add years for far less than a tear-out.
Many streets reach this stage around the same time. We quote both paths and tell you which one we would pick at your address. If replacement is the honest answer, see our concrete driveways in Ingersoll.
Steps, walks and walls in the older core
Worn or broken steps are often repairable. Depending on how far gone they are, we grind and resurface worn treads and rebuild broken edges, or form and re-pour the step with air-entrained 32 MPa mix.
When the crack is in a basement wall that leaks each spring, or the parging on a stone or early-block foundation has let go, that is a different job. See our basement waterproofing in Ingersoll work. We sort out which job your house needs at the free visit.
Booking a repair in Ingersoll
Ingersoll is on our regular Oxford County routes with Woodstock and Beachville, so small repairs are booked in alongside larger jobs. The visit and the written quote are free.
Straight answers
Should I repair or replace the cracked concrete at my Ingersoll home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a step that settled on one side, surface pitting or a broken edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Our 1990s Ingersoll driveway has cracked and heaved at the joints. Can it be fixed?
Sometimes. Hairlines that stay put are cosmetic. Joints that have heaved or dropped usually mean the base is finished, and a resurface over a failed base lasts a couple of seasons at best. We look at the base first, then quote both repair and replacement.
Can you fix the steps on an older Ingersoll house instead of replacing them?
Often, yes. If the steps are still sound underneath, we can grind and resurface worn treads and rebuild broken edges. If the damage goes further, we form and re-pour the step, and the written quote says which it needs.
How much does concrete repair cost in Ingersoll?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base on Ingersoll's clay-loam ground, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
