Sandy lakeshore ground and a high water table
The south shore of Lake Simcoe is low and sandy, with stretches of marshy lowland and a water table that sits close to the surface. Sand drains fast, but where the water table is high it keeps the soil wet from below, and it washes the base out from under a slab that was never contained.
So a Georgina repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A slab lifted while water keeps washing out its base sinks again.
Older cottages near the water
Many of the older homes near the lake began as summer cottages, set on shallow foundations meant for July weekends. Straight answers
Should I repair or replace the cracked concrete at my Georgina home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a step that settled on one side, surface pitting or a broken edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. Does the high water table near Lake Simcoe change how you repair a slab?
