Concrete Repair and Resurfacing in Fort Erie

We repair cracked, sunken and worn concrete in Fort Erie: crack injection, slab lifting, resurfacing, step rebuilds and sealing. Older Bridgeburg steps, Crystal Beach shore slabs and Stevensville lot pours each fail for different reasons, because the sandy shore ground and the shallow clay subsoil inland behave differently under a slab. We find the cause before we quote the fix, and we say plainly when a repair will not hold. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Fort Erie is a string of communities, not one grid, and the concrete in each has aged differently. Bridgeburg and the older central streets have steps, walks and parging that have been through many winters. The shore at Crystal Beach and Bay Beach has older cottage slabs on sandier ground. Out at Stevensville, the rural lots have larger driveways and shop slabs.

Most damaged concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Fort Erie's ground and lake winters change about the job.

Sand at the shore, clay inland: why slabs fail differently

Near the beaches the ground is sandier and drains quickly. Inland, the soil is shallow over a clay subsoil that holds water and heaves a slab when frost reaches under a thin base.

So a Fort Erie repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote.

Lake Erie winters and the surface

Winters off Lake Erie bring snowstorms and wind straight onto the shore, and blown ice, freeze spray and road salt work on flatwork close to the water. That freeze-thaw cycle is what pops surfaces and opens joints over time.

If the slab under the damage is sound, we grind off the weak layer and apply a bonded polymer overlay instead of a tear-out. Broken edges and spalled treads on steps are formed and re-poured with air-entrained 32 MPa mix. Once a repair has cured for about a month, sealing every two to three years slows the pitting.

Older Bridgeburg steps, walks and foundations

Bridgeburg is the old railway town, and many of its foundations date to the railway era. Steps and walks on those older blocks are usually repair work: settled treads, broken edges and parging that has let go. We rebuild what is failing and leave what is sound.

If the problem is a crack in a basement wall that leaks every spring, that is a different job. See our foundation repair and basement waterproofing in Fort Erie work. We sort out which job your house needs at the free visit.

Repair or replace a Fort Erie driveway

A driveway with a few cracks and one low corner is a repair job. A driveway cracked into a road map, with a failed base across the whole slab, is a replacement. The written quote says which side of that line your concrete is on, and why.

When replacement is the honest answer, see our concrete driveways in Fort Erie work, built for the same ground. Fort Erie is the far end of the Niagara peninsula for us, so a job here books into our regular Niagara schedule through the pouring season, not as a same-week call.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Fort Erie home?

It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.

Can you lift a sunken slab near Crystal Beach instead of replacing it?

Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.

Does the lake and the salt damage concrete near the shore?

It works on it. Blown ice, freeze spray and salt hit the flatwork closest to the water, and the freeze-thaw cycle pops surfaces and opens joints. If the slab underneath is sound, a ground and resurfaced overlay brings the surface back, and sealing every two to three years slows the pitting.

How much does concrete repair cost in Fort Erie?

There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Is a job in Fort Erie too small, like one set of steps?

No. One set of steps or a single cracked walk gets the same free written quote and lifetime labour warranty as a full driveway. Small jobs are booked into our regular Niagara schedule.
