Fort Erie is a string of communities, not one grid: Bridgeburg and the older central streets, Ridgeway, the shore at Crystal Beach and Bay Beach, and the rural lots out at Stevensville. The ground changes across the town, and that changes the basement work. Near the beaches the soil is sandier and drains quickly. Inland, the soil is shallow over a clay subsoil, and clay holds water against a foundation.

Many Bridgeburg foundations date to the railway era. When the clay stays wet after the spring melt or a long rain, water presses on the wall and comes in through cracks, tie holes and the joint at the floor.

Clay inland, sand at the shore

The ground is not the same across Fort Erie. On sandier shore lots near Crystal Beach and Bay Beach, water drains down and away more quickly. Inland, on the clay subsoil, water stays in the ground for a long time and presses on the foundation from the side.

That is why we look before we quote. The Town's own advice starts with the ground outside: grading that slopes away from the walls and downspouts that empty well away from the foundation. Where water still comes through the wall, an interior weeping tile collects it at the footing and sends it to a sump, and an exterior dig and membrane keeps the wall itself dry from the outside.

What the Town of Fort Erie asks of homeowners

The Town of Fort Erie manages the public sanitary and storm sewers, and the pipes under your property are your responsibility. The Town's basement flooding advice is simple: grade the ground so it slopes away from your walls for at least two metres, send downspouts at least two metres from the foundation, and repair foundation cracks that may leak.

The Town also says a sump pump must discharge above ground, under By-law No. 92-2019. So when we put in an interior weeping-tile system and a sump in Fort Erie, we plan where the discharge line comes out above ground and where that water goes, away from your foundation. The Town also advises you to watch your sump pump during a power outage.

Book exterior work before the ground freezes

An exterior dig needs open, unfrozen ground down to the footing, so that window closes at freeze-up. Fort Erie is the far end of the Niagara peninsula for us, so a job here books into our regular Niagara schedule through the pouring season, not as a same-week call. An interior system can go in in any month.

Straight answers

Our older Bridgeburg basement leaks every spring. Interior or exterior waterproofing?

It depends on the wall. An interior weeping-tile system with a sump collects water along the whole footing and goes in without digging up the yard. An exterior dig and membrane is the bigger job, and it keeps an aging wall dry from the outside. We find where the water gets in, look at how the wall is built, and then tell you which one it needs. When it is a close call, we explain both.

Where can my sump pump discharge in Fort Erie?

The Town of Fort Erie says a sump pump must discharge above ground, under By-law No. 92-2019. When we install a sump, we plan the discharge line so the water comes out above ground and runs away from your foundation, not back toward it.

Is a leak in a Crystal Beach cottage the same problem as one inland?

Not always. The shore ground near Crystal Beach is sandier and drains more quickly, while inland the clay subsoil holds water against the wall. So the same wet floor can have a different cause in each place. We find where the water gets in first, then tell you what fixes it.

How much does basement waterproofing cost in Fort Erie?
