Elora's concrete sits on unusual ground. The historic core around Mill Street and Metcalfe Street is cut stone and century brick on old foundations, and its steps, walks and parging have been through a great many Wellington winters. The newer homes sit on higher ground away from the gorge, on clay-loam that can heave a slab when frost works under a thin base.
A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. Why Elora's ground changes a repair
The gorge cuts more than twenty metres down through limestone and dolostone, and that rock sits near the surface across much of the village. A repair that needs the base dug out, such as a sunken walk, can meet solid rock sooner than expected. That changes how deep and how far the work goes, so we look at the actual ground at the site visit before we quote.
Up away from the gorge, the ground is drumlin clay-loam. It heaves a slab when frost works under a thin base, so a repair there starts underneath: we check the base, the grade and the drainage before we quote.
Steps, walks and stone houses in the village core
Near the river and along Mill Street, the houses stand on foundations as old as the walls above them, and the steps and walks were often poured generations ago. Salt and freeze-thaw work on them from the top down. Spalled treads and broken edges are formed and re-poured with 32 MPa air-entrained mix, and a worn but sound surface can be ground back and given a bonded overlay instead of a tear-out.
A bright new patch argues with grey limestone. We keep the lines and scale of the original work and colour-match as close as cured concrete allows, so the repair is sound, even and safe underfoot, and looks like part of the house.
When a crack is a foundation or water question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or one that keeps growing, is a different question, and old stone walls near the river need a different approach from a poured slab.

Straight answers
Should I repair or replace the cracked concrete at my Elora home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. Can you lift a sunken walk or slab in Elora instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a slurry and wants 24 to 48 hours before traffic; polyurethane foam takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
Can you repair old steps on a stone house so they still suit it?
Yes. We form and re-pour worn edges and treads to the lines they had, and colour-match as close as cured concrete allows. A sound but worn surface can be ground and resurfaced instead of replaced. We say at the visit which one your steps need.
How much does concrete repair cost in Elora?
