Concrete Repair and Resurfacing in East Gwillimbury
We repair cracked, sunken and worn concrete in East Gwillimbury: crack injection, slab lifting, resurfacing and step rebuilds. The older village cores in Holland Landing and Mount Albert have steps, walks and slabs that call for repair, and newer lots near Sharon and Queensville sometimes need a settled slab lifted. We find the cause before we quote the fix. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

East Gwillimbury is four old villages with new subdivisions filling the gaps between them. See our East Gwillimbury page for everything else we do in town. The older cores in Holland Landing and Mount Albert carry brick homes where front steps settle, parging lets go and walks heave.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page covers what East Gwillimbury ground and homes change about the job.
Older village homes: steps, walks and parging
The brick homes in the village cores have stood for decades, and that older stock is where front steps settle, walks heave and parging lets go. We form and re-pour broken steps, grind back a worn surface and resurface it, and inject cracks that are letting water in.
If a wall is the problem and not a slab, we say so at the visit. Wall cracks that leak or keep growing are a job for our foundation repair or basement waterproofing crews, and small repairs carry the written quote and the labour warranty like any larger pour.
Near the river and marsh: find out why it moved
The town sits along the East Holland River, and the land falls to the west into the Holland Marsh lowlands. Near the river and the marsh edge the soil is soft and organic and the water table is close to the surface. Frost reaches deep under a slab there, so a walk or slab on a thin base heaves in winter and settles in spring.
So a repair here starts underneath. We check the base, the grade and the drainage before we quote the fix. A patch that ignores the cause, such as a washed-out base or a downspout dumping beside the slab, tends to fail again within a winter.
New lots: settling fill and slab lifting
Much of the new building in Sharon, Queensville and Holland Landing sits on land that was a field or a farm a short time ago. Fresh fill keeps settling for a season or two after the builder leaves, and a driveway, walk or patio on it can drop unevenly.
A sunken slab can often be lifted back to grade instead of replaced. Mudjacking pumps a slurry under the slab and wants 24 to 48 hours before traffic. Polyurethane foam lifts a slab that takes traffic the same day. On a new lot we check how well the fill has compacted before we recommend a lift.
East Gwillimbury is at the north end of York Region, a long way from our home routes. We book repairs into planned trips north and give you real dates, not a same-day truck.
Straight answers
Should I repair or replace the cracked concrete at my East Gwillimbury home?
It depends on the base. Repair wins when the damage is local and the base under it is sound: one or two cracks, a slab that settled on one side, surface wear or a broken step edge. Replacement wins when the slab has cracked all over or the base has failed across the whole area. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab on a newer street in Sharon or Queensville?
Often, yes. We pump material under the slab to fill the void and lift it back to grade. On a new lot we check how well the fill has compacted before we recommend a lift.
How much does concrete repair cost in East Gwillimbury?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Do you take small repairs in Holland Landing and Mount Albert?
Yes. Steps, walks, crack injection and parging all ride the same planned trips north as larger pours, and small repairs carry the written quote and the labour warranty like any other job.
