Concrete Repair and Resurfacing in Beamsville, Ontario
We repair cracked, sunken and worn concrete at Beamsville homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. In the old King Street core the steps, walls and slabs are a century old. On the Beamsville Bench the ground drains better than clay, but meltwater off the escarpment still finds an open crack. We find the cause before we quote the fix, and we tell you plainly when a repair will not hold and replacement is the better spend. Union-certified crews do the work, the written quote is free, and the labour carries our lifetime warranty.

Beamsville has two kinds of concrete. The King Street core is the old town: century brick storefronts and houses of the same vintage, on foundations that have carried a hundred Niagara winters. Their front steps, walks and slabs have aged with them. Out on the newer streets and up on the Bench, the flatwork is younger, but freeze-thaw and spring meltwater work on it just the same.
Much of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Beamsville's ground and houses change about the job.
Steps and walks in the old King Street core
The King Street core and the heritage blocks behind it send us the repair work: step rebuilds, crack injection and parging on old walls. Front steps that have sunk or spalled are formed and re-poured with air-entrained 32 MPa mix, the mix made for freeze-thaw and de-icing salt.
A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out. An overlay only works on a slab that has stopped moving, so we check the base first. If the base keeps failing, we say so and quote the replacement.
Bench soil: less heave, but water still finds the crack
The Beamsville Bench is a mixed deposit of gravel, sand, silt and clay, with shale, sandstone and limestone shed off the escarpment. It holds some water near the surface and drains well below, so a slab here heaves less than one on tight clay.
That changes the repair. Freeze-thaw works any open joint, and meltwater off the escarpment and the streams that cut the bench raises the water table near the low ground every spring. We look at where water goes before we quote, because a crack filled over a base that keeps washing out opens again by spring.
Sunken slabs and settled pads
A walk, step or pad that has dropped is often a lifting job, not a tear-out. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic. Polyurethane foam uses smaller holes and takes traffic the same day.
Before we lift, we find out why the base washed out, so the slab does not sink again. That usually means fixing how water reaches it.
When a crack is a basement question
A crack in a walk or a garage slab is a repair job. A basement wall that takes on water every wet spring, or a crack that keeps growing, is a different question. Beamsville's older basements often damp up in spring because meltwater raises the water table around the lower town.

Straight answers
Should I repair or replace the cracked concrete at my Beamsville home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
Our front steps in the old King Street core have sunk and spalled. Can you fix them?
Usually yes. We form and re-pour broken treads and edges with air-entrained 32 MPa mix. If the steps have sunk because the base under them failed, we fix the base too, and the written quote says what is repair and what is replacement.
How much does concrete repair cost in Beamsville?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
