Beamsville sits on the bench below the Niagara Escarpment, and the ground under a driveway here is not the tight clay found in much of Niagara. The bench is a mixed deposit of gravel, sand, silt and clay, with broken shale, sandstone and limestone shed off the escarpment. It holds some water near the surface and drains freely below.
That changes where a Beamsville driveway is won or lost. Deep frost heave is less of a fight than on clay, but water off the escarpment still arrives every spring. We dig to solid material, compact a granular base in lifts, grade the slab to drain, and pour air-entrained 32 MPa concrete. Bench soil: better drainage, but not a free pass
A mixed gravel, sand and silt soil sheds water faster than clay, so a slab on it heaves less. We excavate to solid ground and compact a granular base in lifts under the slab.
Meltwater comes down off the escarpment every spring, and the low ground near the lower town takes it. Before we set a form, we look at where water goes: the slope of the lot, downspouts that empty onto the driveway, and where melt runs when the snow goes.
Estate approaches on the Bench
Up the slope, the lots get larger, and so do the driveways. A long approach drive needs control joints sawn at the right spacing, a steady fall to drain along its full length, and more care with base and grade where it climbs. Many owners want a finish that suits the house and the vines, so we also pour exposed aggregate and stamped and decorative concrete as well as a plain broom finish.
Where a lot has a work truck or a trailer parked on it, we pour that area 125 mm thick instead of 100 mm, on the same compacted base.
Old core, new streets and the Town's entrance permit
Around King Street, the houses are older; newer streets have filled in beyond the core. Where an old slab has to go, we break it out, haul it away, fix the base under it, and pour fresh.
Beamsville is part of the Town of Lincoln. The Town requires an entrance permit for a new driveway entrance and for changes to an existing one where it meets the Town's road allowance. We plan the job around that before pour day. A new slab needs vehicles kept off for 48 hours at least, so plan the pour around when you need the car.

Our lot is up on the Beamsville Bench. Does the soil there change how a driveway is built?
Yes, mostly in our favour. Bench soil is a mix of gravel, sand, silt and clay that drains well below the surface, so it heaves a slab less than tight clay does. The work goes into a granular base compacted in lifts, and into grading for spring meltwater off the escarpment. We still pour air-entrained 32 MPa concrete and saw the joints.
Do I need a permit for a new or wider driveway in Beamsville?
Often, yes. Beamsville is in the Town of Lincoln, and the Town requires an entrance permit for a new driveway entrance or a change to an existing one onto its road allowance. Work that stays inside your own lot is a different case.
Our old driveway near King Street has cracked and sunk. Can you replace it?
Yes. We tear out and haul away the old slab, fix the base under it, and pour fresh. Tear-out and disposal go in the written quote, not a surprise at the end.
