Concrete Patios in Richmond Hill

We pour concrete patios across Richmond Hill, from the heritage streets around Mill Pond and old Yonge to the newer surveys north toward Oak Ridges and Lake Wilcox. Richmond Hill is built on the sand and gravel of the Oak Ridges Moraine, which drains fast but gives a poured edge nothing to push against, so we box in the base and pack it hard before we pour. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Richmond Hill has two ages of housing, and they ask for different patios. Up north, in the newer surveys toward Oak Ridges and Lake Wilcox, the patio is often the pour the builder skipped. Along old Yonge Street and around Mill Pond, the homes are older, and the job is often replacing a tired slab beside a foundation that has stood for decades. See our Richmond Hill page for everything else we do in the city.

The full patio method, 32 MPa air-entrained concrete on a compacted Granular A base, sloped about 2 percent away from the house, is on our concrete patios page. This page is about what Richmond Hill's ground and homes change about that job.

Moraine sand: hold the edges, pack the base

Most of Richmond Hill sits on the Oak Ridges Moraine, the long ridge of glacial sand and gravel that Yonge Street follows north through the city. It is the opposite of the heavy clay south of here. Sand drains fast, so frost has less water to grab, and a slab heaves less over a winter than it would on clay.

The catch is the edge. Loose sand gives a poured edge nothing to push against, so a base that is not boxed in spreads, and the patio cracks along its rim. On a Richmond Hill patio we dig out the soft topsoil, contain the base, compact it hard, and grade the yard so meltwater runs clear of the slab instead of sitting in the sand under it.

Oak Ridges and Lake Wilcox: check for the wet pockets

The moraine is a major groundwater recharge area, so the wet spots are local and easy to miss. Around Oak Ridges and Lake Wilcox the city sits over kettle lakes and old wetland, and in those pockets the water table comes up close to the surface after the snow melts. One lot can stay wet while the lot next door drains clean.

So we do not assume the sand has carried the water away. At the site visit we look at what the ground on your lot is actually doing in spring, and we set the depth of the base and the slope of the patio for it. If the basement beside the patio already gets damp, we tell you before we pour, and you can read about basement waterproofing first.

New surveys up north: let the lot settle first

New-survey ground keeps settling for a season or two, and on the moraine the sand can shift as it finds its level. A patio poured on a lot that is still moving is the one that cracks early or tips toward the house. Give it until the first spring has passed, and we check the compaction before we pour.

Summer is the busy stretch in the north end, so ask for a quote in spring for a better slot. If you want pattern and colour, see our stamped and decorative concrete page.

Older homes off old Yonge and Mill Pond: keep water off the wall

The heritage blocks around Mill Pond have foundations that predate modern pours. A patio that is flat, or that has settled toward the house, sends rain and spring melt straight to that old wall. Before we pour beside one, we take out the old slab, look at what failed under it, check where the downspouts empty, and slope the new patio about 2 percent away from the house.

Richmond Hill sits north and east of our home routes, reached up the 400, 407 and 404, so we book jobs here into planned trips into York Region with real dates, not a same-week promise. We reply to every request within one business day.

Questions

Straight answers

Is Richmond Hill's sandy ground good or bad for a patio?

Both. Moraine sand drains fast, so a slab heaves less with frost than it would on clay. But loose sand gives the edge nothing to push against, so an unboxed base spreads and the patio cracks along the rim. We contain the base, compact it hard, and grade the yard so meltwater runs clear of the slab.

We live near Lake Wilcox and the yard stays wet in spring. Can we still have a concrete patio?

Yes, but we plan for the water first. The Oak Ridges and Lake Wilcox end of the city sits over kettle lakes and old wetland, and the water table can rise close to the surface after the melt. We look at your lot at the site visit and set the base and the slope for the ground you actually have.

We just moved into a new Richmond Hill survey. When should we pour the patio?

After the first spring has passed. New-survey ground keeps settling for a season or two, and moraine sand can shift as it finds its level. We check the compaction before we pour. Ask for a quote in spring, because summer fills fast up north.

How much does a concrete patio cost in Richmond Hill?

The size, the finish you pick, the base your ground needs, how the concrete reaches the backyard, and the season all set the price, so a flat number would mislead you. You get a free written quote after a site visit, and the number on the quote is the number you pay unless you change the job.
