Markham sits on the South Slope of the Oak Ridges Moraine. Under most lots is a clay-rich till. Clay swells when it takes on water, and it lifts when frost drives down under a slab in January. A driveway poured on this ground without a deep, packed base tends to crack and ride up within a few seasons.

A base built for Markham clay

We excavate to stable ground, compact a Granular A base, and pour 32 MPa air-entrained concrete, the mix for slabs that live with freeze-thaw and road salt. Then we cut the control joints where the slab wants to crack.

Toward the north of the city, the moraine turns sandier and drains faster. There, the worry shifts from heave to washout and grading. We decide the base on site, after we see your ground.

Lots near the Rouge and its creeks

The Rouge River and its creeks, Berczy Creek and Bruce Creek among them, run through Markham. Homes near those valley bottoms sit on ground that stays wet well into the spring. On those lots, the soil decides how deep and how hard we set the base.

We also grade the new slab so water drains away from it and from the house.

Old cores and new surveys

In Unionville, Markham Village and old Thornhill, many driveways have been poured over once or twice already, often on a base thinner than we use today. Replacing one starts with tear-out: we break out the old slab, haul it away, fix what made it fail, and pour fresh.

In Cornell, Cathedraltown, Berczy and Greensborough, the work is often a household's first real driveway, or a drive widened past the builder's strip. The fill a builder backs against a new foundation keeps settling for a year or two, so we test how firm the ground is before any concrete goes down.

Why do driveways in Markham crack and lift?

Mostly the clay. Markham's clay-rich till swells when wet and lifts with frost, and an older driveway was rarely set on the base depth we use today. A panel tips, the crack opens, and each winter widens it. A new driveway on a deep, compacted base and an air-entrained mix stands up to it.

We have a new build in Cornell or Berczy. How soon can we pour a driveway?

The fill around a new foundation keeps settling for a year or two, and a slab on ground that is still dropping cracks early. We test how firm the base is before we pour, and we tell you plainly if the lot needs more time.

Our old Markham Village driveway is cracked all over. Patch or replace?

There is a point where patching is money down a hole. Then a new slab on a base built right costs you less over the years than chasing cracks. We come and look, and tell you plainly whether yours is past saving. Tear-out and disposal go in the written quote.

How much does a concrete driveway cost in Markham?
