Markham sits on the South Slope of the Oak Ridges Moraine. Under most lots is a clay-rich till. Clay swells when it takes on water, and it lifts when frost drives down under a slab in January. A pad poured on topsoil or a thin base here tends to crack and tilt within a few seasons.

A base dug for Markham clay
We excavate to stable ground, then place 150 to 200 mm of Granular A and compact it in lifts. Where soft or disturbed soil comes out, the base goes deeper. We grade it so water drains away from the pad and the house, then pour 32 MPa air-entrained concrete.
Toward the north of the city, the moraine turns sandier and drains faster. There, the worry shifts from heave to washout and grading. We decide the base on site, after we see your ground.
Garage pads: built to carry the walls
A detached garage pad is usually a floating slab. The edges are thickened to about 300 mm so they can carry the walls, and the slab goes in at 125 to 150 mm with 10M rebar on a 400 mm grid, not light mesh. Vehicles can go on it after 48 hours at the earliest, and framing after about 7 days.

Sheds, hot tubs and gazebos
A hot tub pad must be dead level and reinforced for the load, and a little larger than the tub so the steps and service panel land on concrete. Wire mesh suits light pads for sheds, hot tubs and gazebos.
If the shed is a light resin one, a compacted gravel pad does the job for less, and we will tell you so at the site visit.
Lots near the Rouge and new builds in Cornell and Berczy
The Rouge River and its creeks, Berczy Creek and Bruce Creek among them, run through Markham. Homes near those valley bottoms sit on ground that stays wet well into the spring, so drainage around the pad gets extra care.
In Cornell, Cathedraltown, Berczy and Greensborough, the fill a builder backs against a new foundation keeps settling for a year or two. We test how firm the ground is before any concrete goes down, and we tell you plainly if the lot needs more time.
