Hagersville is a working town on Highway 6, with modest, durable housing: brick along the main street, post-war bungalows on the side streets, and infill where lots have opened up. Most of the concrete in town went in decades ago, so many driveways here are at the end of their life.

The ground is the bigger story. The land around Hagersville is the clay plain at its flattest. Water from snowmelt and spring rain has nowhere to fall away to, so it sits in yards and under slabs. Soaked clay plus frost means movement, and movement is what cracks and lifts a driveway.

Flat clay decides the base

On flat clay, frost finds water under a thin base and lifts the slab. So we excavate to stable ground and compact a Granular A base, deeper on soft clay, and grade it so melt water moves off the driveway and away from the house and garage. Why do driveways in Hagersville crack and lift?

Mostly because of water in the clay. The ground here is flat and drains slowly, so spring water sits under the slab. When it freezes it lifts the slab, and when it thaws the slab drops. A deep, compacted base and good grading keep frost from finding that water.
