St. George sits up on a clay plain, not down in a river valley. So the water trouble here is the slow kind. Snowmelt and spring rain do not drain through the clay loam, and the ground beside a foundation can stay soaked for weeks.

That is why so many St. George basements are wet only in March and April. For a few weeks the ground is saturated and water finds any crack or cold joint in the wall. Then the ground dries, and the problem is forgotten until the next spring.

Find the entry point first

A wet basement in St. George does not always need a big system. We start outside: grading that slopes toward the house and downspouts that empty beside the wall send more water into saturated clay. Sometimes a downspout extension is the honest answer, and that is the answer you get.

When the water comes in at one crack in a poured wall, crack injection from the inside is the smaller fix. When the joint between the floor and the wall weeps along its length, interior drainage that carries it to a sump is the durable answer.

Stone and rubble farmhouse foundations

The concession roads around St. George still have stone and rubble foundations from the 1800s. The farmhouse on Blue Lake Road where Adelaide Hunter Hoodless was born went up in 1830. Walls like these were never built with a membrane or a modern footing drain, and they take on water through the joints along their whole length, not at one crack.

On a stone wall, injecting one spot seldom settles it. An interior system that collects water along the whole footing, or an exterior dig and membrane where the wall itself is breaking down, is the usual choice. If the wall is bowing or the mortar has failed deep in the joints, we tell you it needs a mason or an engineer, not a coating.

Newer homes in St. George Village and StoneyRidge

A new house can still take on water. Backfill around a new foundation settles for a season or two, and the grading can settle toward the wall with it. On clay that holds water, a low spot beside the house in the first springs is often how a new basement starts to leak.

On a newer lot we check the grading and the downspouts before anything else, then the wall. Fixing the slope early is often what keeps a small seep from becoming a wet finished basement.

Often, yes. Stone leaks across its joints rather than at one crack, so the answer is usually an interior system along the whole footing, or an exterior membrane where the stone is breaking down. If the wall is bowing or the joints have failed deep inside, we tell you it needs a mason or an engineer first.

How much does basement waterproofing cost in St. George?
