Foundation Repair in St. George

We repair foundations in St. George: leaking cracks injected, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is harmless shrinkage or needs work. St. George sits on a clay plain that holds spring melt against the wall, and the concession roads still carry stone and rubble foundations from the 1800s, so we check how the wall is built before we quote. St. George is on our weekly Brant County route, the quote is free and written, and the labour carries a lifetime warranty.

St. George sits up on a clay plain, not down in a river valley. Snowmelt and spring rain do not drain through the clay loam quickly, so the ground beside a foundation can stay soaked for weeks in March and April.

The homes are a mix of ages. The concession roads around the village still carry stone and rubble foundations from the 1800s, the blocks off Main Street mix century homes with postwar infill, and St. George Village and StoneyRidge Estates add newer homes.

The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what St. George's clay and its mix of old and new homes change about the job.

Stone and rubble farmhouse walls

The farmhouse on Blue Lake Road where Adelaide Hunter Hoodless was born went up in 1830.

If the wall is bowing or the mortar has failed deep in the joints, we tell you it needs a mason or an engineer, not a coating. Where the wall is poured concrete or block, we repair the cracks. Where only the exposed face is failing, parging in St. George protects it.

Clay that holds water against the wall

A bow under roughly 2 in. is usually held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They stop the wall where it stands; they do not pull it straight.

Newer lots, and when a crack is a wet-basement job

On a newer home in St. George Village or StoneyRidge, a thin vertical crack in the first year or two is normal shrinkage. If it starts to leak, polyurethane injection seals it from the inside, usually without digging.

When water is not coming through one crack but along the floor joint or at several places, the job may be basement waterproofing rather than a crack repair. We sort out which job your wall needs at the free visit.

Questions

Straight answers

Can you repair the foundation of an old stone farmhouse near St. George?

Often, yes. We repair cracks where the wall is poured concrete or block and protect the exposed face with a new parge coat. If the wall is bowing or the mortar has failed deep in the joints, we tell you it needs a mason or an engineer first.

My St. George basement wall is bowing. Does it need to be replaced?

Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps.

My newer home has a crack in the basement wall. Is it serious?

Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
