Parging in Waterloo

We re-parge the exposed foundation band on Waterloo homes, mostly older houses and low-rise blocks near the universities where the coat has flaked off the block. We strip back to sound material, bond a fresh coat and tell you if the wall behind it needs more than parging. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Waterloo shares a border with Kitchener so completely that locals say KW, and it is the university half of the pair. The streets around the University of Waterloo and Wilfrid Laurier hold older houses carved into rentals and low-rise blocks built to house students. Much of that stock is decades old, and the parging on the exposed block has flaked away.

Parging is a sacrificial skin. It takes the snow piled against the wall, the salt off the street and the meltwater running down the face, so the wall behind it does not have to. Once it fails, the wall behind starts taking that damage instead.

Re-parging is a small job, and we treat it like a real one. The full method, the bonding agent, the two-pass coat on a rough wall and the mesh where the wall calls for it, is on our parging page. This page is about why parging fails on Waterloo homes and how we put it back. The quote is free and written, and the number on it is the number on the invoice unless you change the job.

Why parging lets go on worked-hard rental stock

A coat on exposed block has had decades of winters to crack, sound hollow and come away. Water gets into every gap behind it, freezes, and pushes the parge off in plates. That is freeze-thaw delamination, and the landlord's usual fix, a quick skim over what is left, only lasts until the next thaw.

A fresh coat laid over a damp, dusty or crumbling face buys a season, not decades. We sound the whole band, take the loose material right off, and tell you at the quote whether you have an old coat or a wall that is taking in water.

Paint makes it worse. A crumbling coat often gets painted to tidy it up, and the paint seals moisture in instead of letting it out. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.

What Waterloo's sandy ground changes

Waterloo sits on the Waterloo Moraine, a thick deposit of glacial sand and gravel. Meltwater drains down through sand instead of pooling against the wall the way it does on clay, which is easier on a coat. The catch is concentrated runoff: a downspout that dumps at the same spot can wash the ground out beside the wall and let the wall move.

The low strips near Laurel Creek and Silver Lake carry a higher water table than the sandhills above them, so a wall there can feed damp to the back of the coat even where the soil drains fast. We look at where the water goes before we look at the coat.

Older streets and new west-end surveys

Around the campuses and uptown, the job is a re-parge: strip, bond and recoat the exposed band. We schedule around a house that stays tenanted and write the scope down, so a landlord and a tenant both know what is being done.

In the west-end surveys at Vista Hills, Clair Hills and Laurelwood the stock is recent, so parging is more often a check than a rebuild. If a coat has cracked or lifted early, we find out whether it is a thin coat, a poor bond or ground still settling around the wall.

How we re-parge a Waterloo wall

Prep decides the result. The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything the new mortar cannot grip. The wall gets dampened and a bonding agent goes on. Where the coat crosses patches or a change of material, fibreglass mesh ties it together so it does not crack along the seam.

Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, kept damp while it cures. We parge above 5°C with a frost-free cure, roughly mid-April to October, because a late job that freezes before it cures fails by spring. If your wall is shedding parge this fall, get the quote now and book the work for a safe window.

Parging or a water problem?

Parging is a weather skin, not waterproofing. It sheds rain and protects the wall above grade. It will not stop water coming through the foundation below grade. If moisture pushes out from behind the coat, if the same crack opens again through every recoat, or if the basement inside is damp, a fresh coat on its own will not fix it.

When that is the case, the crack or the drainage gets handled first and the parge goes on last. We do both, so we have no reason to sell you the wrong one.

Questions

Straight answers

The parging on my Waterloo rental keeps flaking off the block. Why?

Parging fails when new cement is troweled over a damp, dusty or crumbling wall and never bonds. A quick skim over old failure lasts a season. We take the loose material right off, work out where the water is coming from, and lay a fresh coat with a proper mix and a real cure.

Can you parge a property that stays tenanted?

Yes. A lot of our Waterloo work is on older houses near the campuses that stay lived in. We give you a written quote, schedule the work around the house being occupied, and the labour carries the warranty whether you live there or rent it out.

Will new parging fix my damp Waterloo basement?

No. Parging is a weather skin above grade, not waterproofing. If water gets in through the foundation below grade, a new coat will not stop it. That water problem gets fixed first, through our basement waterproofing or foundation repair work, and the parge goes on as the last step.

Can you still parge this fall?

Parging needs temperatures above 5°C and a frost-free cure, which here is roughly mid-April to October. A coat that freezes before it cures fails by spring, so we do not rush a late job. Send the form now and you get a free written quote, and the work goes into the next safe window.

How much does parging cost in Waterloo?

There is no honest flat rate, because the cost is mostly prep. A sound wall that needs a fresh coat is the small end. A wall that sheds old parge in sheets, or has paint that must all come off first, takes more work. The height of the exposed band, whether the wall needs mesh, and the access on your lot all change it too. The quote is free and in writing, with the prep spelled out, and we reply within one business day.
