Parging in St. Catharines

We re-parge the exposed foundation band on St. Catharines homes: the grey strip of mortar above grade that cracks, sounds hollow and falls away after years of thaw cycles and road salt. We strip back to solid material, bond a fresh coat and tell you if the wall behind it needs more than parging. Union-certified crews, a free written quote, and a lifetime warranty on labour.

St. Catharines grew as a patchwork. Merritton, Port Dalhousie and Grantham Township were pulled into the city in 1961, and the housing still reads that way. The village cores by the canal locks and the harbour carry the oldest foundations. Grantham and the newer surveys to the west carry younger walls.

Parging is a sacrificial skin. The band of mortar between the grade and the siding or brick takes the snow piled against it, the salt spray off the street and the meltwater running down the wall, so the structural wall behind it does not have to. When it cracks, sounds hollow when you tap it, or comes away in sheets, the wall behind it starts to take the damage the coat used to take.

Re-parging is a small job, and we treat it like a real one anyway. The full method, the bonding agent on every re-parge, the two-pass coat on a rough wall, the mesh where the wall calls for it, is on our parging page. This page is about why parging fails on St. Catharines homes and how we put it back. The quote is free and written, and the number on it is the number on the invoice unless you change the job.

Why parging lets go in St. Catharines

Winter here is not one long freeze. Lake Ontario to the north and the escarpment to the south give the city frequent thaws, and the temperature crosses zero again and again from December through March. Each cycle lets meltwater work in behind the coat, and when it freezes again it pushes the parge off in plates. Road salt speeds the damage.

The ground makes it harder. Glacial Lake Iroquois left thick clay across the city between the escarpment and the lake, and clay holds water against a foundation wall long after the snow goes. A damp wall feeds water to the back of the coat. On an older Merritton or Port Dalhousie house, a failing parge is sometimes just an old coat past its service life, and sometimes a sign that water is coming through the wall. We sound the whole band and tell you which one you have at the quote.

Paint makes it worse. A crumbling parge coat often gets a coat of paint to tidy it up, and the paint seals moisture in instead of letting it out. The next thaw and refreeze works behind the paint where you cannot see it. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.

How we re-parge a St. Catharines wall

Prep decides the result. The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything the new mortar cannot grip. The wall gets dampened and a bonding agent goes on, because fresh mortar will not hold a dry, dirty old face on its own. Where the coat crosses patches, filled voids or a change in material, fibreglass mesh ties it together so it does not crack along the seam.

Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, with clean edges at the siding line and at grade. The new coat is kept damp while it cures so it hardens instead of drying out weak. We parge above 5°C with a frost-free cure, roughly mid-April to October, because a late job that freezes before it cures fails by spring. If your wall is shedding parge this fall, get the quote now and book the work for a safe window.

Parging or a water problem?

Parging is a weather skin, not waterproofing. It sheds rain and protects the wall above grade. It will not stop water that is coming through the foundation below grade. If moisture pushes out from behind the coat, if the same crack opens again through every recoat, or if the basement inside is damp every spring, a fresh coat on its own will not fix it.

When that is the case, the crack or the drainage gets handled first, and the parge goes on last. We do both, so we have no reason to sell you the wrong one.

Questions

Straight answers

The parging on my older St. Catharines house is falling off. Is that normal?

It is a common problem on older foundations. Parging is a sacrificial skin that takes the thaw cycles and road salt, and when it fails it cracks, sounds hollow and falls away in plates. We strip it back and check the wall behind it first, because on an old wall in wet clay a failing coat can also point to water coming through.

Will new parging fix my damp basement?

No. Parging is a weather skin above grade, not waterproofing. If water gets in through the foundation below grade, a new coat will not stop it. In that case the water problem gets fixed first, through our basement waterproofing or foundation repair work, and the parge goes on as the last step.

Can you parge over paint?

Not well. Paint seals moisture into the wall, and a new coat will not bond to it for long. We strip the old parging back to sound material, clean off the paint, use a bonding agent and then build the new coat.

Can you still parge this fall?

Parging needs temperatures above 5°C and a frost-free cure, which here is roughly mid-April to October. A coat that freezes before it cures fails by spring, so we do not rush a late job. Send the form now and you get a free written quote, and the work goes into the next safe window.

How much does parging cost in St. Catharines?

There is no honest flat rate, because the cost is mostly prep. A sound wall that needs a fresh coat is the small end. A wall that sheds old parge in sheets, or has paint that must all come off first, takes more work. The height of the exposed band, whether the wall needs mesh, and the access on your lot all change it too. The quote is free and in writing, with the prep spelled out, and we reply within one business day.
