Dunnville grew up around a dam. It went across the Grand River to feed water to the new Welland Canal, and a town plot was laid out beside it. The streets around the dam and the downtown still carry the town's oldest concrete: block and stone foundations that have outlived their first parging several times over.

Why parging keeps flaking off in Dunnville

Parging fails from the water behind it. On Dunnville's older block and stone foundations, damp wicks up and through the wall from the wet clay, freezes inside the parging layer, and pops it loose a patch at a time.

The usual tells are a coat that sounds hollow when you tap it, grey flakes in the garden bed each spring, and white mineral bloom on the bare block where the coat has already gone. Slapping new mix over that old failure only repeats the cycle, because the new coat bonds to loose material and the water is still coming through behind it.

How we re-parge a wall that lives in wet ground

We sound the whole exposed band and strip every hollow, cracked or loose section back to solid block, stone or concrete. The wall is cleaned, dampened and given a bonding agent, because fresh mortar will not hold a dry, dusty face on its own. Where the coat crosses patches or a change in the wall, mesh ties it together.

Then we look at why the old coat failed. The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall, and is kept damp while it cures so it hardens properly.

Parging or a waterproofing job?

Parging is a weather skin above grade, not waterproofing. If your basement gets damp every spring, or moisture is pushing out from behind the coat, the water is coming through the foundation below grade, and a fresh parge coat will not stop it.

That is common at the river mouth, but common is not the same as unfixable. Depending on the wall, the fix may be regrading and parging repair, crack injection, or full exterior basement waterproofing. We diagnose first at the free visit and tell you which job your wall needs, so you are not paying to coat over a problem that comes straight back.

Cottages from Port Maitland to Lowbanks

The lakeshore cottages outside town are regular stops on our Dunnville route days. A cottage that sits empty and unheated through a lakeshore winter takes every freeze-thaw cycle with nobody there to see the parging start to go. Shore ground also sits close to the water table, so the same wet-wall problem applies.
